Dear Mr. Mian
Subsequent to the courtesy email sent to you on January 12, 2021, the Planning Division has not received
the requested information necessary to deem your application complete.
Pursuant to City Municipal Code Section 20.50.060.A.4 (Expiration of application), if an applicant fails to
provide any additional information requested by the Director within 60 days following the date the application
was deemed incomplete (December 17, 2019), the application shall be deemed withdrawn without any further
action by the City.
In an effort to stay current on all applications, please accept this Courtesy Notice as a formal notification that
your application has been closed. Please respond to this letter with a request for partial refund (refund is
dependent upon staff hours spent on the project) and information on where a refund can be mailed to.

Happy New Year Masood.
I hope you had the opportunity to connect with your client and discuss the future of the juice bar
application. As you may know, section 20.50.060 (Initial Application Review) of our Municipal Code
states that “if an applicant fails to provide any additional information requested by the Director
within sixty (60) days following the date the application was deemed incomplete, the application
shall be deemed withdrawn without any further action by the City.”
We now have had a year-long lapse in submittal of new material.
Please let me know if you will be resubmitting or if you would like to withdraw the application. If
you would like to resubmit, we will need the resubmittal by February 8, 2021 (i.e. 60 days since I first
contacted you regarding the closure of this application).

Please be advised that after reviewing the subject application, your submittal has been
deemed incomplete and further information is required before we are able to proceed
with the application process.
The following documentation is required to complete the application:
1. PROJECT DESCRIPTION
- Project description states that juices will be prepared at the Xanadu restaurant,
bottled at the restaurant, and sold at the juice bar however floor plans show a
blender and kitchen area in the juice bar.
Will juice also be prepared/made to order at the juice bar?
Please update both the plans and the project description to be consistent.
2. PLANS
- Site plan is not legible and it is unclear where suite is located on the property.
Please provide a larger, legible, site plan and highlight specifically where the juice
bar will be located.
- Update address in project information block to include the suite number.
3. APPLICATION REQUIREMENTS
No title report submitted in project application
- One (1) copy of a Preliminary Title Report not more than six (6) months old from the
date the application was submitted that identifies the legal description of property and
owner of property.
Upon verification of completion, the application will be processed and scheduled for a
Zoning Administrator Hearing. Should you have any questions regarding submittal
