On March 24, 2022, the Zoning Administrator approved Coastal Development Permit No. CD2021-
061. This approval is based on the findings and subject to the conditions of approval in the attached
Zoning Administrator resolution. The City’s appeal period ended on April 7, 2022, and action
became final on April 8, 2022.

DeYoung Residence Coastal Development Permit
Project Description: A request for a coastal development permit (CDP) to allow the
demolition of an existing single-family residence and the construction of a new two-story,
3,553-square-foot single-family residence with an attached 478-square-foot two-car
garage. The project also includes the installation of landscaping, hardscaping, drainage,
site walls, and patio improvements. No work is proposed to the existing bulkhead, which
protects the site against coastal hazards. The design complies with all applicable
development standards and no deviations are requested. All improvements authorized
by this CDP will be located on private property.

The new residence proposes a high finished first floor elevation of 12.80 (NAVD 88) which
complies with the minimum 9.0-foot (NAVD 88) finish floor elevation standard for new
structures.
Coastal Commission Appeal Determination:
X Appealable to the Coastal Commission.
The subject property is located within the Appeals Jurisdiction of the California Coastal
Commission. The City’s final action is appealable to the Coastal Commission. Appeals to the
Coastal Commission shall be filed directly to the Coastal Commission at the South Coast
District Office in Long Beach.
