LEGAL DESCRIPTION Lot 34, Tract 1506
On June 6, 2022, Zoning Clearance No. ZC2022-114 was approved authorizing the
development of a new 579-square-foot, detached Accessory Dwelling Unit (ADU). The
ADU will be constructed in conjunction with a new 2,547-square-foot single-family
residence.
This approval is based on the following standards.
1. The project is for an Accessory Dwelling Unit.
2. The project is located in the Santa Ana Heights Specific Plan (SP-7) Planned
Community and is a permitted use.
3. There is a proposed single-unit dwelling on the lot.
4. The project is classified as the construction of a new detached ADU to a single-unit
dwelling.
5. The project complies with all conditions and applicable development standards of
Section 20.48.200 (Accessory Dwelling Units).
6. The project is not located in the coastal zone.
7. A deed restriction will be recorded prior to the issuance of a building permit related
to occupancy restrictions (if applicable), prohibition on the separate conveyance, and
restrictions on short-term rentals.
