The top of curb call out is 9.80'.In the most recent survey of the property at the same locations, the seawall is called out as 12.20' and top of curb at 12.19'.Both are roughly 2.4' in difference. It looks like the elevations are matching. Also in reading the report it seems that the 10.33' of the neighbors wall was only used as a reference for determining the height, instead of a lower elevation (item 2 in the conditions). Thedocuments are also only referencing an increase of 36" to the wall (6.85' + 3'), putting it very close to the 9.75' as called out on the plans, and falling in line with the 6" increase in Mr. De Young'sletter when referring to the 9.35' elevation in condition 2. I'm not seeing the discrepancies the same as you mentioned, but look forward to reviewing tomorrow. Thank you! Hi Joselyn, Thank you for reaching out. We've forwarded this to our surveyor for review as well. The TOW of 10.33' is the neighboring property to the North, section B-B is referring to that property and not the Deyoung Residence. There should have beenanother record of the seawall on the Deyoung property being raised between now and the 2003 grading plan. Can you verify this before we meet? Generally speaking, the design of the house itself presents no issues with going to public hearing however the grades on the water side of theproperty are not making sense compared with the most recent plans for 2762 Bayshore Dr that we have on file (plan check no. 2976-2003). I had made comments on the grades on the set ofredlines I marked up on Dec 20, 2021 however I recognize that those redlines were somehow lost and as a result of them being lost, your team was understandably unable to address the gradecomments. When I returned from bereavement leave, your team had addressed all other department comments and was ready to resubmit for both CDP and building permit. The crux of my comments are that: 1. The discretionary permit SA2004-002/MD2003-074 for the retaining wall at the seawall with a TOW of 10.33 essentially acknowledged that the DeYoung family would be filling their patioto make everything flush and raising the grade up from the previous approx. 8.50 grade, 2. The grading plan for the SFR in 2003 (attached), shows the FS adjacent to the house up at 10.42 NGVD 1929, 3. The grading plan for the current new SFR is showing the FS adjacent to the house up at 12.72 and proposes an average natural grade of 12.52. The counter supervisor, Makana Nova, and Itried a rudimentary conversion from NGVD29 to NAVD88 by adding 3.6 feet but that still doesn’t explain how the grades in the patio area ended up around 12.70, 12.80, etc. after SA2004-002/MD2003-074.4. Confirming the datum of the current topo survey. I think at this point, what makes the most sense if for us to sit down together to sort through the grades. Can you two come join me at the counter tomorrow to sort this one out? I’d like to meet at 3:30 p.m. or later. The next available public hearing date is March 24. If we can sort through thegrades and determine where the average grade should be, I can schedule the project for hearing and keep you guys moving. I will go ahead and type up a formal CO sheet but I wanted to reach out to you first to set up the meeting.
