Dear Newport Beach City Clerk,
I have been a resident of Newport Beach for over 15 years and I am one of the founding members of
the Pickleball Club at The Tennis Club at Newport Beach (TTC). I am writing in opposition to the
current development plan of the property.
TTC has served the community for decades as a sports facility and it is currently more popular than
ever. We have 47 pickleball courts and over 1600 members. Membership has grown without any
advertisement, solely on word of mouth through the pickleball community.
The Pickleball Club supports youth sports, senior activities, and charity events. As I write this letter,
we are hosting the second largest Pickleball Tournament in the country. This supports local
restaurants, hotels and other businesses in Newport Beach.
I oppose the current development plan because it will destroy all of this. Please do not allow for an
extension of the a Development Agreement.
Keep pickleball affordable for all. We don't need a new clubhouse with state of the art locker rooms,
a full service spa, lap pool, fitness center, cafe and a mini stadium.
The Pickleball Club is a loving community that supports the City of Newport Beach, its citizens and its
charities. Do not let the developer destroy that.
Sincerely,
Kathy Ursini

I am writing as I have heard there is a possibility that our beloved pickleball Club could be turned into a Limited
tennis club with housing. I hope start this pickleball Club with the first 20 members and with for pickle ball courts.
We have built a family full of joyful people getting exercise and laughing and playing the fastest growing sport in
the US. I beg you to consider maintaining the club as is so our large member base can continue to enjoy what we
have so loved and built together over the past 3 1/2 years. Thanks for considering my thoughts.

Dear Newport Beach City Council Members,
My name is Sheri Gail and I have been a resident of Newport Beach for over 35 years.
During this time I have never experienced a comparable sense of community like the one
shared by the 1800 (and growing) members of this club.
I am writing today to ask for your support in opposing any new development of this
property, and tearing down what is treasured and needed physically and mentally by so many.
Sincerely,

ORDINANCE NO.2022-16
As a member of the Newport Beach Pickleball Club I am not in favor of losing our facility. I
share these feelings with well over a thousand Newport Beach residents (out of +- 1800
members). We have a unique, large family of residents that enjoy each other's company
several times each week. How do you put a price on that?
We have a facility large enough to have drawn over ten thousand visitors to the city each year.
A facility that is a powerhouse within the fastest growing sport in the US that could continue
to draw larger groups over time. There appears to be no way and no plan to replicate that as a
result of this proposed plan.
Thank you for your consideration

To whom it may concern,
I'm a Newport Beach resident and I'm writing in support of our pickleball club. TCC is an invaluable part of our
community. This is a place where I go and play every day. The members here are friends who consider each other
family, and we bring our families here on the weekends. The Pickleball members I know and play with find this club
to be one of the greatest joys in our lives. A time to battle it out against friends and just have a great time. My ask is
that we can simply leave our club as it is. We don't want our 33 pickleball courts to turn into a Fancy hotel or
anything else. Please help us keep our community. I don't believe what we have at this club can be replicated
anywhere else. We're simply asking for preservation of a club we dearly love.
Thank you,
Emily Stolan

Dear Council Members and The City of Newport Beach,
I have lived in Newport Beach since 1965. I played tennis at the Balboa Bay Clubs Racquet Club which is now the
TTC and Pickleball Club as a child. My family goes way back to the good old days of Newport Beach and our
community. I joined the Pickleball Club at TTC before the Pandemic and was one of the the first 200 members.
Pickleball has given me so much joy. I actually started a pickleball company with my business partner because of
the love of the sport. We have been on television news, in newspapers, many magazines and all of it free press
because people love pickleball and we have a market niche.
I wakeup at 6:00 and I am on the courts at 8:00 am 6 days a week. Sometimes I play more than once a day because
this sport and club are just so much fun. This sport has changed my life in so many ways. I have a whole new friend
group and pickleball family (I still have my old friends too.) ;)
I know this property and it's owners have been in turmoil for a long time. Please think of us longstanding residents
and taxpayers that love this city and love our pickleball club. I believe pickleball got me through the pandemic
pretty much unscathed. Never got Covid and was outside doing what I love.
There are over 1,400 players this week at the club for a tournament. The revenue and publicity must be great for
Newport Beach. For us club members not having our usual access to the courts not so much; but we still love this
club and need this club. There must be other options to consider than a boutique hotel and 8 tennis courts, I believe
our club has around 1,600 members ... but I think those numbers are outdated.
I have voted for you. I have been a proud resident and homeowner of Newport Beach. Please don't let us down.
Keep the club a healthy and happy place and please don't give into the $$$.
Best,
Kristen Ridge

To the council members of the city of Newport Beach
I am writing this email to express my support, in the strongest possible manner, for the
preservation of this priceless facility as it is, given its importance to a very large, unified and
connected portion of NewportBeach citizens. Our club is a landmark. It is not just another
strip center, gas station or office building. Please preserve it. Your commitment to this club
will matter greatly to myself and the other members who are all actively participating citizens
and voters.
Sincerely yours,

Hi Council Members,
I belong to TTC as a Pickleball member. It's my understanding that the NB council is reviewing and potentially
approving a plan to allow completely new development on this same property by its current owners. No matter how
they or their representatives spin this, it ultimately will not serve to replace or allow continuance of what we
currently enjoy. We have 1800 Pickleball members who will be forced to take our fun somewhere else. Most likely
to another city. Have you seen the Lifetime facility in San Clemente??
I do love the club. It saved my mental health during Covid! The connection to others & the outdoor physical
activity was seriously life saving. No joke. The activity brings about great connection which we all need, especially
post pandemic.
Not sure a boutique hotel and tennis courts (which will supposedly be turned into more than the current number of
Pickleball courts in a reduced amount of space) is the answer. With noise problems arising in communities where
they've converted Pickleball courts, I don't see how a boutique hotel will work with the noise from the balls being
hit. ( other than during tournament times. ) There's hardly enough parking for the club now, I hope that's taken into
consideration as well.
I'm not sure who has the final say, (the city council? The land owners? The developers?) I do hope you take into
consideration the wants and needs of our over one thousand Pickleball members (many who are residents of
Newport Beach) and the surrounding residents of the Newport Beach Community. What is in the best interest of the
health and well being of our community.
Please help to keep the club as it is.
Thank you for your time!
Warm regards,
Dawna Clark

To the Members of the Newport Beach City Council,
I belong to TTC as a Pickleball member and it is my understanding that the council is reviewing and potentially
approving a plan to allow a completely new development on this property by the current owners. No matter what
the owners present, it ultimately will not serve to replace or allow continuance of what the community currently
enjoys and has enjoyed for over 50 years. Our 1800 members will have very limited playing options at this facility
and no ability to expand the number of members to accommodate the ever increasing need for courts and playing
time. Recently, When this issue came before the council, our members spoke passionately on the numerous benefits
this sport provides to the Newport Beach community. As you know, the club is hosting the Consumer Cellular
USA Pickleball Championships this week, drawing over 1,500 players for over 5 days of play -bringing additional
revenue to the city of Newport Beach. For many years, the Tennis Club at Newport Beach has served the
recreational needs of Newport Beach -thus freeing up money and resources for the city to employ elsewhere. With
only 4 public courts available, I am not sure how the city can fill the void that this development will create. Given
the explosive growth of this sport, demand for additional courts will only increase.
In conclusion, I realize the challenges this decision represents - how to balance the rights of the property owners
with the needs of the community. These decisions are never easy ones to make. Obviously, it goes without saying
that I would like our current courts to remain as they are, but realize that is not likely. Thus, I am hoping that
perhaps a more equitable division between courts and resort amenities can be made so that the community can
continue to enjoy this amazing sport and all the benefits that are derived from it.
Thank you all for your service to the community and for your consideration.
Sincerely,
Nancy Buchanan
