Staff requests that this item be continued to the July 21, 2022, Planning Commission meeting to allow additional time to refine the draft code language.
A housing development project that includes a minimum percentage of affordable units is eligible for additional units above the otherwise allowed City-established maximum density and it is also eligible for reduced parking requirements, incentives/concessions, and waivers of development standards. The City’s local density bonus regulations were
last updated in 2010 and are out-of-date with current State density bonus law (California
Government Code Section 65915, et.). The proposed amendments are needed to update standards and establish an approval process for considering density bonuses with housing development projects, and to ensure the City’s regulations are in compliance with State law.
