Dear Mr. Zoller,
It was a pleasure working with you on the above referenced application. As you may know, in
2018 and 2020, the City relaxed its regulations pertaining to the development of Accessory
Dwelling Units (ADU) and Junior Accessory Dwelling Units (JADU) in response to changes
in State law intended to reduce barriers to the development of ADUs and JADUs. The units
have been found to be an affordable-by-design type of in-fill housing that can meet the needs
of couples, small families, young people, students and seniors by offering new below market
rentals in existing neighborhoods. In addition, homeowners who create ADUs and JADUs
benefit from added income, and increased sense of security.
As a property owner of a recently approved JADU, the City of Newport Beach is requesting
you complete a brief questionnaire (attached) regarding your intended use and anticipated
rental rates for the JADU. This information will assist the City in determining how JADUs are
addressing housing needs in the community. If you have any questions, please do not hesitate
to contact me directly. The completed questionnaire may be scanned and emailed to me at
jtran@newportbeachca.gov.
