1. Project includes the demolition of one single-family residence and the construction of a
new single-family residence. Please complete and sign (property owner signature) the
housing crisis act compliance for demolitions form, linked. This must be completed prior to
CDP hearing, and also will be required to be copied into the plan set at plan check.
2. Property is within the upper Newport bay bluff development overlay. Clearly identify and
label Areas A, B, and C pursuant to NBMC 21.28.040.D.8.a. There is no development
allowed in development area C, including garden boxes. Remove all development from
Area C.
3. Include lot coverage calculation, including eaves, as a percentage on Title sheet under
Building Area Calculations (maximum 60% allowed)
4. Reference original build date and use permit for retailing wall and fence at back of the
property on all plans where wall is shown. This was built pursuant to Use Permit No.
UP131 (attached).
5. Calculate established grade pursuant to NBMC 21.30.050 (Grade Establishment) and
measure height from this point on elevations.
