Please be advised that after reviewing the subject application, your submittal has been
deemed incomplete and further information is required before we are able to proceed
with the application process.
The following documentation is required to complete the application:
1. Update plans to comply with Zoning Code standards, see attached correction sheet
and redlines. Redlines are available for pickup at the planning counter.
2. Notice of application filing must be posted onsite. Notice is available for pickup at
planning counter. Email pictures of notice once posted onsite.
3. Electronic copies. Provide electronic copies of all application materials, including
reports, plans, application forms, noticing materials, etc. Email is an acceptable
format, use dropbox if needed. Alternatively, submit a CD to the planning division
with the required materials.
Upon verification of completion, the application will be processed and scheduled for a
Zoning Administrator Hearing. Should you have any questions regarding submittal

CORRECTIONS:
1. Check arithmetic on Title Sheet. See redlines. Small inconsistencies.
2. Topographic survey must be stamped and signed
3. NBMC 20.30.110.D.8 allows a maximum BBQ counter length of 6 feet in front setback
area. Dimension to demonstrate compliance.
4. Identify circled item on A-0.0
5. Site plan: identify/label all accessory structures on site plan, both existing and proposed.
Note the maximum heights as measured from existing pre construction grade. Note that
the measurement is from pre construction grade. Max 42” in front setback area and max 6’
in side setback areas.
6. Verify with dimensions that open areas have a 5-foot minimum dimension from front
setback line
7. Mechanical space proposed to be excluded from floor area limit shall be unfinished, add
notes to floor plans.
8. Third floor limitations in NBMC 20.48.180.A.2 have recently changed. Prepare an exhibit to
verify compliance with additional stepbacks (which now apply to covered deck area also,
where previously only applied to floor area) and with combined third floor area and third
floor covered deck area. Include with third level floor plan.
9. Add note on third floor plan that all accessory structures on roof deck (spas, counters, etc)
are subject to maximum height for flat roofs
