Please be advised that after reviewing the subject application, your submittal has been
deemed incomplete and further information is required before we are able to proceed
with the application process.
The following documentation is required to complete the application:
1. Project Description.
a. Parking. Please clarify total parking provided in the project. Parking count is
inconsistent in submitted project description. Parking table indicates 6
spaces will be provided offsite; all parking shall be provided onsite.
b. Unit count. Project description notes “no more than 60” residential units.
Include definitive unit count.
c. Variable building height. Description notes that variation in roof height will
break up the roof line. Include an exhibit illustrating this.
d. Describe connectivity to adjacent public park, if any.
e. Provide description of amenities.
f. Provide description of trash pickup.
g. Provide description of modular wetland shown on site plan.
h. Update project description with all corrections/revisions/clarifications on
plans.
2. Building Height.
a. Plans and project description exhibits both include dimensions to top of roof
at 75 feet in height. Include dimension to maximum height of rooftop
appurtenances.

a. Show all fences/walls/hedges on the site plan, including their height.
b. Show location of all utilities on site plan.
4. Floor plans.
a. Provide setback information on floor plans to demonstrate compliance with
setback requirements, including subterranean levels.
b. Provide layout information in residential units on floor plans.
c. Provide layout information on Terrace level (pool area).
5. Elevations. Dimension height to the top of rooftop appurtenances and from ground
level. Dimension height from recorded tract map for the purposes of demonstrating
compliance with height development standards.

Grading, Building, Fire, and EMP. Redlines from the Public Works Department are
available at City Hall for pickup (Civic Center Bay C). If you would like the redlines
mailed to you, please provide me with the best mailing address for that purpose.
8. FYI – compliance with indoor and outdoor noise ordinance will be required.
Upon verification of completion, the application will be processed and scheduled for a
