Demolition
-Demolition of an existing 3,671.64-square-foot two-story single-family residence with a
subterranean basement of 933.5 square feet. Demolition of existing brick flatwork, concrete
stairs, planters, and a portion of the existing brick wall near the entrance on the north side of
the property.
Project Details
-Construction of a two-story single-family residence of 3,841.90 square feet with subterranean
basement of 2,319.75 square feet. The subterranean basement, which contains a 3-car garage,
recreational room, laundry room, powder room, and storage closet, is accessed only via a car lift
and interior stairs. A living room, dining room, kitchen, powder room, guest bedroom, and a 1-
car parking garage are arranged on the ground floor. Three bedrooms and four bathrooms are
located on the second floor with access to a 364.45-square-foot terrace. The roof
accommodates a 767.18-square-foot deck and spa.
Building Height
-Since an existing residence occupies the subject property, elevations of the natural grade are
only found at the four corners of the property. The grade plane and slope of the site are
established through these four points. The height of the newly proposed residence is 24 feet
from the established grade plane.
