Dear Tonee,
The following comments are in response to your Building Review Comments, dated August 23, 2022, for the
new SFR at 700 W Oceanfront and directly correlate with changes to the drawings as noted. We hope that
this additional information will be adequate for you to complete your review.
Item Response
1 Entry stairs have been revised to allow for proper landings. See Site Plan (A-1) and First Floor Plan
(A-3).
2 Steps within the required clear parking area have been revised. A single riser, max. 6” high, is
allowed to encroach no more than 18” inches into the garage. The north side of the garage is for
golf cart parking and storage. A third legal space in the garage is not required based on NBMC
20.40 and therefore the steps into Bath 1 are permissible. See First Floor Plan (A-3).
3 Roof deck has been revised and a 50 ft. travel path has been noted on the plans. See Roof Plan
(A-4).
