Dear Ms Kisslring:
The above referenced property is currently located within the Corporate Plaza
(PC17) Zoning District and designated as Regional Commercial Office (CO-R)
within the Land Use Element of the General Plan. The property is not located
within a Planned Unit Development or an overlay district, however the property is
subject to the Sight Plane View Ordinance No. 1371.
For the abutting properties to the north, east, and west, the Zoning District is
Corporate Plaza (PC17) and the General Plan land use designation is Regional
Commercial Office (CO-R). For the abutting properties to the south, the Zoning
Districts are Single-Unit Residential (RS-D) with the Single Unit Residential
Detached (RS-D) General Plan land use designation and Office-General (OG) with
the General Commercial Office (CO-G) General Plan land use designation.
At the time the building permits were finaled, the building and parking requirements
were in substantial conformance with the development standards of the City of
Newport Beach Municipal Code. If the subject property does not comply with the
current regulations, it is considered to be nonconforming and is subject to Chapter
20.38 (Nonconforming Uses and Structures) of the Newport Beach Municipal
Code.
Research of the permit and entitlement history of the property verifies that
discretionary approvals were acquired from the City of Newport Beach Planning

• Modification No. MD2246: Approved with conditions on May 9, 1978 to
permit a maximum 13-foot encroachment into a 30’-foot setback
established by the Corporate Plaza Planned Community District
Regulations on the condition that development shall be in substantial
conformance with the approved plot plan and elevations.
• PA2004-073 (PD2004-022): Approved on June 22, 2004 to amend medical
office usage in the Corporate Plaza Planned Community District
Regulations to limit such medical uses to buildings 2, 3, 8, 9, 11, 17 and 22
as opposed to the previously approved buildings 8, 9, 11, and 22.
• PA2015-109 (PD2015-003 and TD2015-001): Approved on Nov 10, 2015
to amend the North Newport Center Planned Community Development
Plan, amend Block 500 Planned Community District Regulations to remove
two existing buildings, transfer unbuilt development from Corporate Plaza
and Corporate Plaza West Planned Communities to the North Newport
Center Planned Community Block 100, and to amend the Corporate Plaza
and Corporate Plaza West Planned Community District Regulations to
reduce maximum development allocations to be consistent with the
requested transfer of development. The amendment also allowed for
increased height for architectural features and rooftop appurtenances.
The subject property does not have any active complaints on record. For
