Please be advised that after reviewing the subject application, your submittal has been
deemed incomplete and further information is required before we are able to proceed
with the application process.
The following documentation and corrections are required to complete the application:
Planning Division:
1. Modify and resubmit public noticing labels providing only all owners of property
located within a 300-foot radius, excluding intervening right-of-ways and waterways,
of the exterior boundaries of the subject parcel. Exclude residential occupants from
the materials provided.
2. Indicate the 10’ alley setback on the site plan.
3. Number of parking stalls does not match between the written statement and project
plans. Ensure information matches across all submitted documents. See Public
Works corrections for additional information.
4. Provide a parking table demonstrating the number of stalls provided and the required
parking for all businesses that use the parking lot. See Public Works corrections for
additional information.
5. Relocate trash enclosure so that is it outside the 10’ rear setback along the alley.
Ensure trash enclosure is at least 32 square feet in area. Ensure that information
regarding the trash enclosure matches on the site plan and detail page. See Fire
Department corrections for additional information.
6. The required washout area should be located inside the building. A mop sink qualifies
as a washout are as long as it meets the required 3’x3’x6’ dimensions. Verify the mop
sink meets this requirement and indicate this is the case.

7. Indicate the location of the grease interceptor. Provide a parking table demonstrating
the number of stalls provided and the required parking for all businesses that use the
parking lot. See EMP and Public Works corrections for additional information.
Building Division:
1. Modify the accessible stall design as required by Note 1 of the Building Division’s
PRR.
2. Design the trash enclosure so that it does not open towards the adjacent property
line.
3. Modify the rear entrance and hall to provide sufficient maneuvering clearance.
4. Modify the design so that the required clearance between the entry door and
accessible seating is provided.

Electrical/Mechanical/Plumbing (EMP)
1. Provide a separate grease waste line in food preparation areas.
2. Note that a hydromechanical grease interceptor within the food preparation area will
require approval from the Orange County Health Department.

Fire/Life Safety Division
1. Equip the proposed trash enclosure with a fire sprinkler system as approved by the
Newport Beach Fire Department.
2. Note: See the Fire/Life Safety Division’s PRR and redlines (attached) for more
information.
Public Works Department
1. Show existing sewer lateral. Install a new sewer cleanout per City Standard 406.
2. The ¾” water meter must be updated to 1” minimum.
3. Install a grease interceptor. See Planning and EMP corrections for additional
information.
4. Fully dimension the parking layout. Ensure the parking layout complies with City
Standard 805. Further corrections may be required at the next submittal for
this item.

Police Department
1. Police comments and/or corrections to be provided at a later date.
Upon verification of completion, the application will be processed and scheduled for a
Zoning Administrator Hearing. Should you have any questions regarding submittal
