Please be advised that after reviewing the subject application, your submittal has been
deemed incomplete and further information is required before we are able to proceed
with the application process.
The following documentation is required to complete the application:
Corrections
1. Reduce the size of the outdoor dining area to no more than 500 square feet.
2. Indicate if a canopy is proposed on the plans. Indicate the outline of the canopy and
its dimensions.
3. The public noticing materials do not fully encompass the owners of all properties
within 300’ feet of the subject property, excluding intervening rights of way. Recreate
the public noticing materials and ensure this requirement is met.
4. Submit a new Planning Application signed by the property owner.
5. Contact Caitlyn Curley at 949-644-3235 or ccurley@newportbeachca.gov to discuss
your project before your next submittal.
Advisements
1. Additional corrections may be required at the time of the next submittal.
2. A condition of approval may be added to your limited term permit, if approved,
requiring all outdoor televisions to be left on mute and prohibiting the use of amplified
sound in the outdoor dining area.
3. The required substantial barricades cannot impact the alley and street rights-of-way
adjacent to the parking spaces.

4. Any tents or permanent covers lasting one (1) year or longer will require fire sprinklers
to be installed both indoors and in the covered outdoor dining area.
5. A proposed canopy may require a building permit and appropriate inspections by the
Building Division.
Upon verification of completion, the application will be processed and scheduled for a
Zoning Administrator Hearing. Should you have any questions regarding submittal
