The following documentation is required to complete the application: 1. Partially Addressed: Indicate Development Areas A and B on the site plan. Development Area A encompasses all of the lot outside of Area B. This is unclear on the site plan. Use another method to indicate Are A more clearly. The method for indicating Area B is acceptable. (A-0.0) 2. Partially Addressed: Remove the existing fence located outside the property line. Show this on the demo plans. (A-0.1) a. The initial resource survey revealed that the slope at the rear of the property has been planted and irrigated. These planting and irrigation must be removed. The IRS also recommended the slope be replanted. The City is in communication with the California Department of Fish and Wildlife, who hold jurisdiction in that area, on how to proceed with this removal. Please wait for City/CDFW guidance before addressing this correction. 3. Unaddressed: Indicate the landscape area (including the pool). (L1.0) 4. Grade points chosen do not match the topographic survey. Chose grade points on the survey and/or interpolate. Recalculate current interpolations as they may be incorrect. (A-0.0) 5. Top of wall and natural grade points must match between the site and grading plans. Ensure all points match. (A-0.0, C2) 6. Dimension the lot on the topographic survey. (Topo) 7. Indicate the maximum lot coverage in square feet, not just percent. 8. One wall point on the north corner of the property is over height. Modify the wall to comply with the 6’ height requirement. 9. NBMC 20.28.040.F states that “Grading in Development Area A is limited to the minimum necessary for the construction and placement of allowed structures. Page 2 Surficial grading in Development Area B is limited to the minimum necessary for the placement of allowed structures.” Comply with the following: a. Provide an explanation as to why the grade change in Area A is the “minimum necessary for construction.” (A-0.0, C2) b. The lowering of grade and sunken patio is not permitted in Area B per the code cited above. Remove this work from your scope or modify it to be compliant. (A-0.0, C2) Upon verification of completion, the application will be processed and scheduled for a Zoning Administrator Hearing.
