Figure A, Lot 5 of Tract No. 8762 PA2022-0195 Figure B, Waypoint Newport Vicinity Maps Zoning The subject property is located within Office Site B of the Koll Center Planned Community (PC-15) Zoning District and the General Plan Land Use Element category is Mixed-Use Horizontal (MU-H2). Property Description Waypoint Newport is a multi-tenant office building located at 4440 Von Karman Avenue, Newport Beach, CA 92660 consisting of 38,310 gross usable square feet and 45,500 rentable square feet. The property was built in 1975 and consists of a three-story office situated on 0.64 acres with eleven (11) individual office suites. The property is allotted 134 non-exclusive parking stalls within Koll Center Newport. The building is primarily a steel moment frame structure with rigid diaphragms. The roof framing consists of corrugated metal sheathing mechanically attached to periodic steel beams, which are supported by periodic larger steel beams and the periodic steel moment frames. The upper floor framing systems are assumed to consist of concrete placed on corrugated metal decking spanning to and supported by periodic steel floor beams supported by larger steel beams in the periodic moment frames. The ground floor is concrete slab-on-grade. The foundation system consists of deepened reinforced concrete footings. Conversion to Nonresidential Commercial Condominiums The applicant proposes a condominium conversion in conjunction with a tentative parcel map to convert an existing three-story office building to nonresidential condominiums, creating 17 separate ownership units. In conjunction with the condominium conversion, the applicant intends on making nonstructural renovations to the 2nd and 3rd floor common area hallways and restrooms. Additionally, the applicant will install a sewer lateral at the property line as required. The subject property’s improvements are considered Legally Conforming for the PC-15: Planned Community Development, Koll Center Newport, Site B and the applicant is not requesting any changes to the allowable uses associated with the property.
