Please be advised that after reviewing the subject applications, your submittal has been
deemed incomplete and further information is required before we are able to proceed
with the application process.
The following documentation is required to complete the application:
1. Project Description: Provide a written statement describing the proposed project in
detail. Include secondary improvements such as demolition, grading, roads,
driveways, outbuildings, fences, etc. Identify project details such as building gross
square footage, grading cut/fill, unit count, bedroom count, parking count, building
height, landscape area, and number of floors. This document will serve as the
formal statement to the approving authority on what the project is.
2. Notice of Application Filing: Please see the attached Notice of Application Filing.
The Notice of Application Filing must be posted on site at a conspicuous place, easily
readable by the public and placed as close as possible to the site of the proposed
development. The notice must also be posted on weatherproof paper.
Prepare and post the notice on site and submit a photo of the posting with clear
location either by email to jtran@newportbeachca.gov or by uploading directly to the
City Virtual Connect (CiViC) portal. A copy of the notice for posting may also be
picked up in office.
3. Mailing Labels: Mailing Labels must also be submitted as a Word (Avery 5160
format) file. The submitted Word doc file only includes the first page of the mailing

labels. Please resubmit the full Word doc file. Please note that mailing labels should
also include Occupants.
For your information: Response sheets from Public Works, Building, and Fire with
comments and conditions have been attached. Please be sure to review and ensure you
are aware of the provided comments and conditions.
Upon verification of completion, the application will be processed and scheduled for a
Zoning Administrator Hearing. Should you have any questions regarding submittal

SUBJECT: FINDINGS AND CONDITIONS OF APPROVAL FOR
TENTATIVE PARCEL MAP (PA2022-0234)
603 ACACIA AVENUE
FINDINGS:
1. That the design of the development will not conflict with any easements acquired
by the public at large for access through or use of property within the proposed
development.
2. That public improvements will be required of the Applicant per the Municipal
Code and the Subdivision Map Act.
CONDITIONS:
1. A parcel Map shall be recorded. The Map shall be prepared on the California
coordinate system (NAD83). Prior to recordation of the Map, the
surveyor/engineer preparing the Map shall submit to the County Surveyor and
the City of Newport Beach a digital-graphic file of said map in a manner
described in Section 7-9-330 and 7-9-337 of the Orange County Subdivision
Code and Orange County Subdivision Manual, Subarticle 18. The Map to be
submitted to the City of Newport Beach shall comply with the City’s CADD
Standards. Scanned images will not be accepted.
2. Prior to recordation of the parcel map, the surveyor/engineer preparing the map
shall tie the boundary of the map into the Horizontal Control System established
by the County Surveyor in a manner described in Section s 7-9-330 and 7-9-337
of the Orange County Subdivision Code and Orange County Subdivision Manual,
Subarticle 18. Monuments (one inch iron pipe with tag) shall be set On Each Lot
Corner unless otherwise approved by the Subdivision Engineer. Monuments
shall be protected in place if installed prior to completion of construction project.
3. All improvements shall be constructed as required by Ordinance and the Public
Works Department.
4. An encroachment permit is required for all work activities within the public right-
of-way.

5. Reconstruct the existing broken and/or otherwise damaged concrete curb, gutter,
sidewalk along the Acacia Avenue frontage per City Standard and all damaged
alley panels.
6. Each unit shall be served by its individual water service/meter and sewer
lateral/cleanout. Each water meter and sewer cleanout shall be installed with a
traffic-grade box and cover.
7. All existing overhead utilities shall be undergrounded.
8. No above ground improvements are permitted within the 5-foot alley setback
area.
9. Remove the existing private improvements within the Acacia Avenue right of
way. Install new sod or low groundcovers of the type approved by the City
throughout the Acacia Avenue parkway fronting the development site.
10. Install a new 36-inch box street tree with the Acacia Avenue public right-of-way.
11. All improvements shall comply with the City’s sight distance requirement. See
City Standard 110.
12. In case of damage done to public improvements surrounding the development
site by the private construction, additional reconstruction within the public right-
of-way could be required at the discretion of the Public Works Inspector.
