RE: 1123 Balboa Boulevard E. - Coastal Development Permit Application
Dear Ms. Crager:
Enclosed is the application and all appropriate requirements for the Coastal Development Permit for the
project located at 1123 Balboa Boulevard East.
PROJECT DESCRIPTION:
1.The basic scope of the project is the demolition of the existing structure located at 1123 Balboa
Boulevard E (APN 048-152-09) and replacing the building with a new residential structure.
2.The street trees, sidewalk, and existing driveway curb cut will remain. All other landscape and
hardscape elements around the existing structure will be replaced with new hardscape to complement
the new structure.
3.The gross square footage of the new structure is 3238sf. This is 218sf below the allowable gross
square footage of 3456sf. The total buildable area of the lot is 2400sf.
4.The new structure consists of the Main Residence (3,003sf) and a Junior ADU (235sf). The main
residence is a three-story structure. With the main living on the first floor and bedrooms on the second
floor, and a flex space on the third floor that provides access to two roof decks. The smaller roof deck
faces Balboa Boulevard, and the larger roof deck faces the Pacific Ocean. The Junior ADU is on the 2nd
level of the structure above the 2-car garage. The Junior ADU is accessed by an exterior staircase that
connects to the sidewalk in front of Balboa Boulevard.
5.The total building height is 31’-2” when measured from the grade of the East facade facing Balboa
Boulevard and 27’-10” when measured from the grade of the West facade facing the Pacific Ocean.
6.There is no landscaped area on the property. The small existing planters have been removed and
replaced with hardscape.
7.The estimated cut and fill of the proposal are as follows.
•Cut : 10 CY

Plans, Water Quality Management Plan, Housing Crisis Act Demolition Compliance, Coastal Hazards Report,
and a Geologic Soils Report that further describe the project in detail have been submitted along with this
cover letter for your review and approval.
