Notes:
1) Drainage from Ocean Front Public Way not permitted to
drain towards private property. Existing conditions drained
away from private property.
2) The top of any exterior foundation shall extend above the
elevation of the street gutter at point of discharge or the inlet
of an approved drainage devise a minimum of 12 inches
plus 2 percent. Drainage shall conform to Section
15.10.120 of the NBMC. (NBMC 15.10.060, CBC 1808.7.4)
3) Provide minimum 3 feet deep landings at doors.
4) Clarify whether proposed design is for an Accessory
Dwelling Unit or Junior Accessory Dwelling Unit. Project
description is for JADU but plans show ADU. Fire and
sound separation required between ADU and main dwelling.
