NOTICE OF INCOMPLETE FILING

Please be advised that after reviewing the subject application, your submittal has been
deemed incomplete and further information is required before we are able to proceed with
the application process.
The following documentation is required to complete the application:
1. Department Reviews – The concept plans were routed to Building, Fire and Public
Works for preliminary review and comment. I have attached comments, corrections
and/or proposed conditions of approval from these departments. Please review and
respond to these comments/corrections and I will route your responses for second
round of review upon resubmittal.
2. Floor Area and Open Volume Calculations Exhibit – Please provide a floor area
calculations exhibit (to scale on a separate plan sheet) verifying the proposed square
footage and open volume areas (show dimensions and calculations).
3. Bay Window – On the floor plan, please dimension setback from dining room bay
window projection to the side property line.
4. Eave Overhang – Please label and dimension eave overhang on all exterior
elevations.
5. Title Report – Please provide a recent title report and legal description for the project
site.
6. Height Certification – Please add a note to the Elevation Views indicating that a
“Height Certification shall be required for critical roof height elevations”.
7. Deed Restriction (FYI) – Project approval will require the recordation of
acknowledgement that short term rental of the ADU is prohibited, separate sale of
the ADU is prohibited, and that one of the units onsite will be owner occupied.

1) Project located in SFHA Zone AO1; comply with FEMA flood
requirement. Building minimum floor elevation shall be set
at or above the Design Flood Elevation (DEF). (Please
confirm this prior to moving forward)
2) WQMP is required at plan check submittal.
3) Provide proper landing at top of exterior stairs.
4) Exterior openings not permitted less than 3 feet from
property line.
5) Minimum 3 feet deep clear landing required at exterior doors
and stairs.
6) 2nd floor plans need to be revised to reflect JADU instead of
ADU.
7) Comply with Pool/Spa safety requirement for 3rd floor spa.
