Attachment to accompany Planning Application – Coastal Development Permit
We on behalf of our client, the homeowner, propose to demolish the existing 2-story duplex (existing is
nonconforming with setbacks) and build in its place a conforming 3-story dwelling with a primary
residence and a JADU.
Building Gross Square Footage: 2540 sf
Grading: New home slab shall sit at approximately the same level (per survey) at +9.00’

Unit Count: 2 units (1 primary dwelling, 1 JADU)
Floor Count: 3 floors
Roads & Driveway: No proposed changes to road. Driveway shall be rebuilt in same location to
accommodate new setback garage door.
