From: Caitlyn Curley, Planning Technician Date: January 18, 2023 Re: Finding of Substantial Conformance (PA2022-135) with Sign Program No. CS2016-007 (PA2016-105) at 600 East Bay Avenue (The Fun Zone) Dear Ms. Zill, The City of Newport Beach has considered your request to relocate one (1) instance of Sign Type C, at a property located at 600 East Bay Avenue, from the bay frontage to the Palm Street frontage of the Balboa Fun Zone. The City has determined that your request is in substantial conformance with the previously approved Sign Program No. CS2016-007 (PA2016-105) based on the following considerations. 1. There will be no increase in the number of signs at the Balboa Fun Zone complex. 2. There will be no increase in the quantity, size, area, or illumination of Sign Type C. The quantity, size, area, and illumination of Sign Type C shall remain as approved under Sign Program No. CS2016-007 (PA2016-105). 3. The new location of the sign will promote a more elegant proportion of signs, as the new Sign Type C will be hung between two existing buildings, rather than one building and a tall metal pole, as is currently approved. The following actions are required prior to the relocation of Sign Type C: 1. An approved building permit shall be obtained before the relocated Sign Type C can be installed. 2. This memorandum shall be inserted into all plan sets when submitted for plan check. B a y Ave Palm St. Location Sign Type C PA2022-135 [iHH Enaironrnental Grapb ic s 'n Architecfural Signs City of Newport Beach Attn: Caitlyn Curley RE: Balboa Fun Zone Sign Type C as noted in Sign Program December 12,2022 On behalf of our client Chartwell Real Estate (owner), we are requesting to install a new sign, Type C canopy sign, between the two buildings on Palm St. frontage. The new sign will be within substantial conformance of Sign Type C as listed in the current sign program: all dimensions, sign area, illumination, materials and other qualities of the previously approved sign type C to remain the same. The current location of Sign Type C shown on Edgewater is not practical, as the span is too wide to justify installing said sign in this location. There has not, nor will be any future requests for location Sign Type C on the Edgewater frontage. A new Sign Type C installed on the Palm St. frontage, is a more logical location to meet the current sign program criteria. lt provides the public with an easy way to identify the Fun Zone, dining and entertainment, for drive by and foot traffic along Palm Street. The sign will add beautification to the property and identification/way finding to the landmark Balboa Fun Zone. ff INE.
