Our parcels are zoned "Professional and Administrative Office District (SP? PA)" and as stated in 20.90.130.B, Automobile parking lots are permitted subject to minor use permit approval. 4. Our parcels are in the "Professional and Administrative Office District (SP7 PACC)" and, as stated in 20.90.130.B, Automobile parking lots are permitted subject to minor use permit approval showing use is consistent with the associated Santa Ana Heights Specific Plan (SP7). Furthermore, it is located in the "Professional and Administrative Office District" (more specifically "PACC") which permits Principal Use of Automobile parking lots. The sites are currently vacant and there are no buildings on any of the parcels. Each parcel is partially paved with two curb cuts: one on SE Bristol St on parcel 439-021-03, and a second on Zenith Ave servicing parcels 439-021-12 & 439-021-13. The (3) subject parcels are physically suitable for such use and operation under such use at the location proposed would not be detrimental to the harmonious and orderly growth of the City, nor would it endanger, jeopardize, or constitute a hazard to the public at or around the neighborhood of the proposed use. The adjacent parcel at 2302 Bristol Street had received a Minor Use Permit (PA2019-239) approved 4/30/2020 for the same proposed use (Automobile parking/storage lot) we are seeking for our parcels.
