Executive Summary
The field audit was performed on June 28, 2022 on the landscape area surrounding the
Pilla and Julia Residence. The total landscape area is approximately 6,300 square feet.
This irrigation system utilizes potable water. At the time of the audit, the temperature was
around 70 degrees Fahrenheit at approximately 10:00 a.m. with a wind speed of 0.0 to
1.2 mph.
A soil probe was used to a depth of approximately 6" to 8". The soil was consistent with
clay loam soil which has an Allowable Water (AW) of 0.18, and will potentially provide a
root zone approximately 6" to 12" deep.
The water meter is located on Arbutus Street at latitude 33.6360700 N, longitude
117.8745600 W.
There are two Rain Bird ESP-TM2 controllers with Wifi. Controller A is in a locked box
attached to the northside of the residence; it is utilizing a total of five (5) stations.
Controller B is in a locked box attached to the southside of the residence; it is utilizing a
total of four (4) stations. See attached equipment photos. The landscape and irrigation
maintenance shall be maintained a minimum of once a week. Fertilizing should occur
four times a year; three times a year with inorganic and one time a year with organic.
When using fertilizers, always follow the label instructions.
Surface level in -line drip is used for the planters, which will have mixed vegetation
(shrubs, and trees). The drip lines circle around the trees to increase the water
application. Each drip irrigation station valve has a filter and pressure reducer. The in -
line drip for the planters has a KL of 25%, with an ETA of 1.62, a precipitation rate of 1.44
inches per hour, and the Distribution Uniformity (DU) rate is at 90% with a 30 PSI. The
in -line drip for the trees has a KL of 40%, with an ETA of 2.59, a precipitation rate of 1.08
inches per hour, and the Distribution Uniformity (DU) rate is at 85% with a 58 PSI. The
sprays for the turfgrass have a KL of 60%, with an ETA of 3.89, a precipitation rate of 2.67
inches per hour, and the Distribution Uniformity (DU) rate is at 78% with a 55 PSI. The
stream rotors for the slopes have a KL of 20%, with an ETA of 1.30, a precipitation rate of
0.94 inches per hour, and the Distribution Uniformity (DU) rate is at 82% with a 57 PSI.
(Please note that pressures can fluctuate at different times of the day/night by as much
as 10 psi).

Recommendations
The water purveyor for this facility is the Newport Beach Water Services, 100 Civic Center
Drive, Newport Beach, California 92660, phone (949) 644-3309. California is in a
drought, and all irrigation must be consistent with the local water purveyor's current
recommended guidelines. Best Management Practices should always be followed when
operating an irrigation system.
For establishment of newly planted materials, watering should be scheduled in
accordance with the initial plant establishment period as per Plan in accordance with the
architect and/or owner (per contract). If there isn't a schedule from the architect, the
Contractor is to monitor plant material until the establishment period is over. Please follow
the water purveyor's guidelines after the establishment period. In accordance with the
architect, the Estimated Annual Water Use (EAWU) is 87,743, and the Maximum Annual
Water Allowance (MAWA) is 97,533. In the future, as the hydro -zones mature, the
settings will need to be adjusted at the irrigation controller. Always check pressures and
see if the density of the plants and/or soil has changed from the original installation and
audit. Follow-up audits should be conducted every 3-5 years. Irrigation systems should
be leached twice during the Summer to reduce the salt level in the soil. If there is no rain
prior to winterizing, leach the soil one additional time to flush out salts. Additional
adjustments may be necessary throughout the year.
This audit was conducted after the time of planting and provided a performance test of
the irrigation system.

An excellent irrigation system was installed, and the audit meets the "excellent" to "good"
rating standard and will achieve a pass rating for its audit.
