PA2022-0241 APPLICANT: Rob Tamaccio LOCATION: 106 33rd Street LEGAL DESCRIPTION The northwesterly 62 feet of Lot 9 of Block 32 On November 10, 2022, Zoning Clearance No. PA2022-0241 was approved authorizing the development of a new 282-square-foot, attached Accessory Dwelling Unit (ADU). The ADU will be constructed in conjunction with a new 2,466 square foot single-family residence. This approval is based on the following standards. 1. The project is for an Accessory Dwelling Unit. 2. The project is located in the R-2 zoning district and is a permitted use. 3. There is a proposed single-unit dwelling on the lot. 4. The project is classified as the construction of a new attached/detached ADU to a single-unit dwelling 5. The project complies with all conditions and applicable development standards of Section 20.48.200 (Accessory Dwelling Units). 6. The project is located in the coastal zone, but exempt for the following reason: The project is located within the Categorical Exclusion Area. A Categorical Exclusion Order became effective on September 22, 2022. 7. A deed restriction will be recorded prior to the issuance of a building permit related to occupancy restrictions (if applicable), prohibition on the separate conveyance, and restrictions on short-term rentals.
