NOTICE OF INCOMPLETE COASTAL DEVELOPMENT
PERMIT APPLICATION FILING

Please be advised that after reviewing the subject application, your submittal has been
deemed incomplete and further information is required before we are able to proceed
with the application process.
The following documentation is required to complete the application:
1. Plans.
a. Minimum side setbacks are 4 feet as the lot is greater than 40 feet wide. Please
adjust calculations for buildable area, maximum floor area, open volume, etc.
should just be labeling as well under the maximum allowed.
b. Provide floor area calc sheets and include open volume calcs for our records.
c. Provide established grade calculation. I could not find it.
2. Landscaping.
Please provide square footages of landscaping on cover and in landscape sheets
and include requirements for WELO if triggered.
3. Notice of Public Hearing.
Please submit mailing labels in compliance with Newport Beach Municipal Code
(NBMC) Section 21.62.020(B)(2). The 300-foot radius used to generate the mailing
labels submitted is incorrect as it does not exclude intervening rights-of-way.
Furthermore, mailing labels shall be provided for both property owners and
residential occupants within said radius.

4. Coastal Hazards Report.
Please clearly state the recommendation is for the seawall to be raised to 10.9 feet
NAVDD with adaptability to 14.4 feet NAVD88. It is just written a little unclear.
Upon verification of completion, the application will be processed and scheduled for a
Zoning Administrator Hearing. Should you have any questions regarding submittal
