CEILING PLAN
1. WORK PERFORMED SHALL COMPLY WITH THESE GENERAL
NOTES UNLESS OTHERWISE NOTED ON THE DRAWINGS AND
SPECIFICATIONS. COORDINATE THE INTENT OF THE GENERAL
WORK WITH THE WORK OF ALL TRADES.
2. THESE PLANS ARE INTENDED FOR USE BY ONLY
KNOWLEDGEABLE LICENSED CONTRACTORS FAMILIAR WITH
ALL APPLICABLE BUILDING CODES AND OTHER
GOVERNMENTAL REQUIREMENTS, AND ABLE AND WILLING TO
PROVIDE WORKMANSHIP AND MATERIALS OF HIGH QUALITY.
THEY SHALL BE INTERPRETED TO INCORPORATE ALL
APPLICABLE BUILDING CODES AND OTHER GOVERNMENTAL
REQUIREMENTS AS WELL AS ALL MANUFACTURERS'
REQUIREMENTS. ALL AMBIGUITIES AND DOUBTS SHALL BE
RESOLVED, UNLESS THE ARCHITECT SPECIFIES OTHERWISE IN
WRITING, IN FAVOR OF THE CONSTRUCTION OR MATERIAL OF
THE HIGHEST QUALITY.
3. IN USING THESE PLANS FOR BIDDING OR CONSTRUCTION
PURPOSES, ALL CONTRACTORS ARE REQUIRED TO REVIEW
AND TREAT THEM AS A WHOLE IN ORDER TO IDENTIFY ALL
REQUIREMENTS THAT DIRECTLY OR INDIRECTLY AFFECT THEIR
PORTION OF THE WORK, EVEN REQUIREMENTS LOCATED IN
SECTIONS DESIGNATED AS APPLICABLE TO OTHER TRADES. IN
CASE OF CONFLICTS, THE AFFECTED CONTRACTOR IS
REQUIRED TO EITHER OBTAIN DIRECTION FROM AN
APPROPRIATE REPRESENTATIVE OF THE OWNER, OR
OTHERWISE TO APPLY THE MORE STRINGENT STANDARD.
4. THE CONTRACTOR SHALL TAKE FULL AND FINAL
RESPONSIBILITY FOR CONSTRUCTING A FINAL PRODUCT OF
INDUSTRY-STANDARD QUALITY AND SERVICEABILITY
CONSISTENT WITH THE INFORMATION AND REQUIREMENTS
CONTAINED IN THE CONSTRUCTION DOCUMENTS OR
REASONABLY INFERABLE THEREFROM, AND/OR CONTAINED IN
THE REQUIREMENTS OF ANY GOVERNMENTAL ENTITY WITH
JURISDICTION OVER THE PROJECT; AND IN THIS REGARD THE
CONTRACTOR SHALL TAKE FULL RESPONSIBILITY FOR ALL
CONSTRUCTION MEANS, METHODS, TECHNIQUES, SEQUENCES
OR PROCEDURES INCLUDING WITHOUT LIMITATION
DEMOLITION, EXCAVATION AND ERECTION PROCEDURES; FOR
SAFETY PRECAUTIONS AND PROGRAMS IN CONNECTION WITH
THE PROJECT; AND FOR THE TIMELINESS OR QUALITY OF ALL
THE WORK PERFORMED PURSUANT TO THIS AGREEMENT. IN
THIS REGARD, THE CONTRACTOR SHALL INDEMNIFY TO THE
FULLEST EXTENT ALLOWED BY LAW THE PROJECT'S DESIGN
TEAM, AND THEIR RESPECTIVE OFFICERS, DIRECTORS,
PRINCIPALS AND EMPLOYEES, OF AND FROM ANY AND ALL
CLAIMS, LIABILITY AND/OR LOSSES WHICH ARE CAUSED OR
CONTRIBUTED TO BY THE FAILURE OF THE CONTRACTOR TO
HONOR THESE OBLIGATIONS, INCLUDING EVEN LIABILITY
CLAIMS AND/OR LOSSES INVOLVING ANY INDEMNITIES ACTUAL
OR ALLEGED ACTIVE NEGLIGENCE OR DESIGN DEFECTS, AND
EXCLUDING ONLY ANY INDEMNITIES SOLE NEGLIGENCE OR
WILLFUL MISCONDUCT.
5. ANY CONTRACTOR WHICH AGREES TO CONSTRUCT THE
PROJECT PURSUANT TO THESE PLANS FULLY ASSUMES THE
RISK OF ALL ERRORS AND OMISSIONS WHICH SHOULD HAVE
BEEN DETECTED BY A CAREFUL REVIEW BY A
KNOWLEDGEABLE LICENSED CONTRACTOR, THAT WHICH FOR
ANY REASON WERE NOT RESOLVED DURING THE BIDDING
NEGOTIATION PROCESS OR USING REQUESTS FOR
INFORMATION. FURTHER, THE BUILDER SHALL CAREFULLY
REVIEW THESE PLANS AS THE WORK PROGRESSES IN ORDER
TO IDENTIFY ANY ERRORS AND OMISSIONS AND TO ASCERTAIN
ALL NECESSARY INFORMATION BEFORE PROCEEDING WITH
THE AFFECTED WORK, AND ASSUMES THE RISK OF ANY AND
ALL LOSS, INCLUDING DELAY, WHICH MAY BE CAUSED OR
CONTRIBUTED TO BY THE FAILURE TO ASCERTAIN CORRECT
OR NECESSARY INFORMATION IN A TIMELY MANNER.
6. OMISSIONS AND CONFLICTS BETWEEN THE VARIOUS
ELEMENTS OF THE WORKING DRAWINGS AND SPECIFICATIONS
SHALL BE BROUGHT TO THE OWNER IMMEDIATELY BEFORE
PROCEEDING. NO CHANGES ARE TO BE MADE UNLESS THE
OWNER HAS APPROVED.
7. CONSTRUCTION OF WORK INDICATED ON THE DRAWINGS AS
(N.I.C.) IS NOT IN CONTRACT.
8. PRIOR TO THE START OF CONSTRUCTION, VISIT THE SITE AND
BE KNOWLEDGEABLE OF CONDITIONS THEREOF. INVESTIGATE
AND VERIFY ALL CONDITIONS AND DIMENSIONS IN THE FIELD.
ALL QUESTIONS AS TO DIMENSIONS AND FIELD CONDITIONS
SHALL BE RESOLVED BEFORE THE AFFECTED WORK
PROCEEDS. NO DIMENSIONS SHALL BE OBTAINED BY SCALING
THESE PLANS. IN INTERPRETING THESE PLANS, THE
FOLLOWING GENERAL RULES APPLY:
A. WRITTEN DIMENSIONS SHALL TAKE PRECEDENCE OVER
SCALED DRAWINGS.
B. SPECIFIC NOTES AND DETAILS SHALL TAKE

9. WHERE SPECIFIC DIMENSIONS, DETAILS OR DESIGN INTENT
CANNOT BE DETERMINED, NOTIFY THE ARCHITECT PRIOR TO
PROCEEDING WITH THE WORK.
10. PLAN DIMENSIONS INDICATED ARE TO COLUMN CENTERLINE,

14. PROVIDE PROPER ANCHORAGE OF ESSENTIAL EQUIPMENT IN
ACCORDANCE WITH APPLICABLE CODES.
15. PIPE DUCTS, BUSS DUCTS, AND CONDUITS THAT PENETRATE OR
ANCHOR INTO FLOOR SLABS AND/OR WALLS SHALL BE
INSTALLED IN A MANNER WHICH PRESERVES THE FIRE
RESISTIVE AND STRUCTURAL INTEGRITY OF THE BUILDING.
16. COORDINATE THE PLACEMENT OF CEILING ITEMS WITH
MECHANICAL, ELECTRICAL AND CEILING INSTALLER. WHERE
DISCREPANCIES EXIST BETWEEN DRAWINGS AND
INSTALLATION, CONSULT THE ARCHITECT PRIOR TO
PROCEEDING WITH THE WORK.
17. PROVIDE ACCESS PANELS FOR MECHANICAL, PLUMBING, AND
ELECTRICAL EQUIPMENT AS REQUIRED BY APPLICABLE CODES.

2. WALLS:
A. WALLS AND CEILING IN ALL ROOMS SHALL BE OF DURABLE, SMOOTH, NONABSORBENT, AND
EASILY CLEANABLE SURFACE. THIS REQUIREMENT DOES NOT APPLY TO DINING AND SALES
AREAS, OFFICES, ALCOHOL BEVERAGE BARS (EXCEPT AREAS ADJACENT TO SINKS OR FOOD
PREPARATION).
B. CONDUITS OF ALL TYPES SHALL BE INSTALLED WITHIN THE WALLS AS PRACTICABLE. WHEN
INSTALLED OTHERWISE, IT SHALL BE MOUNTED OR ENCLOSED SO AS TO FACILITATE CLEANING.
C. ALL WALL SURFACES SHALL BE SEALED WITH A CLEANABLE PAINT SUCH AS: GLOSS OR SEMI-
GLOSS, ENAMEL, EPOXY, VARNISH, OR OTHER EQUIVALENT WAHSABLE FINISH.
3. FLOORS:
A. FLOORS IN FOOD FACILITIES SHALL BE SMOOTH AND IMPERVIOUS TO WATER, GREASE AND ACID,
AND BE MADE OF EASILY CLEANABLE CONSTRUCTION. FLOOR SURFACES IN ALL AREAS WHERE
FOOD IS PREPARED, PACKAGED, OR STORED, WHERE ANY UTENSIL IS WASHED, WHERE REFUSE
OR GARBAGE IS STORED, WHERE JANITORIAL FACILITIES ARE LOCATED, WHERE THERE IS
CUSTOMER SELF-SERVICE OF UNPACKAGED FOODS, AND IN ALL TOILET AND HANDWASHING,
SHALL BE AN APPROVED TYPE THAT CONTINUES UP THE WALL OR TOE-KICKS AT LEAST FOUR
INCHES, IN A SEAMLESS MANNER, WITH A 3/8 INCH MINIMUM RADIUS COVE. AN APPROVED SLIM
FOOT CERMAIC, INTEGRAL QUARRY, OR METAL TOPSET BASE IN GENERALLY ACCEPTABLE.
B. FLOOR DRAINS ARE REQUIRED IN FLOORS THAT ARE WATER-FLUSHED FOR CLEANING INCLUDING
THOSE WHERE PRESSURE SPRAY METHODS FOR CLEANING REQUIPMENT ARE USED. TRENCH
DRAINS MAY BE USED IN DOORWAYS OR WHEN THE AMOUNT OF WATER USED FOR CLEANING
WILL BE EXCESSIVE. HIGH PRESSURE HOT WATER CLEANING SYSTEMS ARE RECOMMENDED IN
ADDITION TO FLOOR DRAINS WHEN THE DEGREE OF ROUGHNESS OF THE SLIP RESISTANT AGENT
IS EXCESSIVE AS DETERMINED UPON EVALUATION BY THE AGENCY.
C. FLOORING UNDER EQUIPMENT AND ON THE COVED BASES SHALL BE COMPLETELY SMOOTH.
FLOOR SURFACES WHICH CONTAIN SLIP RESISTANT AGENTS SHALL BE RESTRICTED TO TRAFFIC
AREAS ONLY.
4. EQUIPMENT & UTENSILS
A. ALL NEW AND REPLACEMENT FOOD-RELATED AND UTENSIL-RELATED EQUIPMENT SHALL BE
CERTIFIED OR CLASSIFIED FOR SANITATION BY AN AMERICAN NATIONAL STANDARDS INSTITUTE
(ANSI) ACCREDITED CERTIFICATION PROGRAM. (SOME OF THESE INCLUDE BUT ARE NOT LIMITED
TO NSF, INTERTEK ETL, CSA INTERNATIONAL, UL, AND IAPMO R&T).
B. ALL NEW AND REPLACEMENT ELECTRICAL APPLICANCE SHALL MEET APPLICABLE
UNDERWRITERS LABORATORIES STANDARDS FOR ELECTRICAL EQUIPMENT AS DETERMINED BY
AN ANSI ACCREDITED CERFICATION PROGRAM.
C. ALL EQUIPMENT SHALL BE PLACED ON A MINIMUM SIX (6) INCH HIGH, EASILY CLEANABLE LEGS;
ON A FOUR (4) INCH HIGH CONTINUOUSLY COVER CURB; ON APPROVED CASTERS; OR
CANTILEVERED FROM THE WALL IN AN APPROVED MANNER.
D. FLOOR SINKS
a. ALL CONDENSATE AND SIMILAR LIQUID WASTE SHALL BE DRAINED BY MEANS OF INDIRECT
WASTE PIPES INTO AN OPEN FLOOR SINK OR APPROVED RECEPTACLE.
b. DRAIN LINES MUST BE INSTALLED, CONSTRUCTED, AND MAINTAINED TO BE EASILY
CLEANABLE AND PREVENT THE HARBORAGE OF INSECTS. INTALL HORIZONTAL RUNS OF
DRAIN LINES AT LEAST 1/2 INCH FROM THE WALL AND SIX (6) INCHES OFF THE FLOOR. ALL
DRAIN LINES MUST TERMINATE AT LEST ONE (1) INCH ABOVE THE OVERFLOW RIM OF THE
FLOOR SINK TO PROVIDE AN AIR GAP.
c. FLOOR SINKS SHALL BE LOCATED SO THEY ARE READILY ACCESSIBLE FOR INSPECTION,
CLEANING, AND REPAIR. THE FLOOR SINK MUST BE LOCATED CLOSE ENOUGH TO THE
EQUIPMENT BEING DRAINED TO FACILITATE PROPER DRAINAGE.
