2nd NOTICE OF INCOMPLETE COASTAL DEVELOPMENT
PERMIT APPLICATION FILING

Please be advised that after reviewing the subject application, your submittal has been
deemed incomplete and further information is required before we are able to proceed
with the application process.
The following documentation is required to complete the application:
1. Property Development Standards.
Please be advised, the project as designed does not comply with all required property
development standards identified in Newport Beach Municipal Code (NBMC)
Chapter 21.30 (Property Development Standards). Reference the attached plan
check correction sheet for a list of the required changes.
PLEASE PROVIDE A RESPONSE SHEET TO THE CORRECTIONS LISTED
BELOW:
a. Topographic survey needs to be signed.
b. FAR maximum is 1.75, please revise mention on cover for record
purposes.
FYI: (4) The total gross floor area contained in all buildings and
structures on a development site shall not exceed 1.75 times the
buildable area of the site or 1.5 times the buildable area of the site in
Corona del Mar; provided, that up to two hundred (200) square feet of
floor area per required parking space devoted to enclosed parking shall
not be included in calculations of total gross floor area.
c. Under square footage calcs: Please provide garage square footage as a
separate line item.
d. Plot property lines with setbacks dimensioned on all floor plans as well.
e. Label setbacks on site plan to face of finish.
f. Elevations: label and measure heights from Newport Beach
Establishment of Grade (12.58’) to top of all ridge peaks and flat
elements on ALL exterior elevations.
2. Notice of Application Filing Posting.
Please see attached. Needs to be posted on site until the end of the project appeal
period date. Please take a picture and have it emailed to me when posted on site.
3. Please note that the Building Division is in the process of reviewing the plans and
Project Review Request will be sent to you once received from the building division.
Upon verification of completion, the application will be processed and scheduled for a
Zoning Administrator Hearing. Should you have any questions regarding submittal
