Thank you for taking the time to review our plans.Below you will find point-by-point responses to
your list of corrections.
WQMP Project Review
1.Please be advised that the proposed Finish First Floor must meet the elevation of the
horizontal distance to curb times two percent and twelve inches of the nearest approved City
flow line grade elevation.Preliminary WQMP is satisfactory pending Building Review
Approval.
Response:The provided finished floor at the garage entry is within previous approved
standards.We are unable to raise the house due to the planning requirement of being
42”from the existing grade from the existing seawall.Additionally raising the entire
home’s F.F would make the rear yard unusable.We have also applied and have been
approved for similar conditions in the past.We are providing 6”from the curb with a 1%
slope at the Garage F.F.landing at 13.16 T.O.S.This has been the standard that has been
approved in the past.We are providing a curb around the entire home to meet the 12”+
1%requirement.A.M.M.application for this condition has been submitted regarding the
depress grade.Building officials have deemed it not necessary as it meets previous
standards.A.M.M.has been placed on file to be processed if comment appears during
plan check.
