Dear Mr. Zdeba,
I am writing to you in response to the recent Parking Code Amendment that was presented to the
Planning Commission on April 21, 2023. Irvine Company Retail Properties supports the
approach the City has taken in response to the changing retail environment and making
recommendations to facilitate needs of both businesses and patrons.
Proposed revisions provide clarifications that increase certainty and rightfully reduce processing
time that is of course also of keen importance to those wishing to open businesses as soon as
possible. For example, the revised restaurant ratio and clarifications relative to common areas
will make the parking requirement immediately discernible given the suite size and intended use;
therefore, expediting proprietor decision making process as well as streamlining the city review
process. Moreover, rideshare and curb space provisions will improve the visitor arrival
experience and improve traffic flow.
In closing, thank you for proactively considering the; Parking Code Amendment and we
appreciate the opportunity to provide these comments.
