The proposed business will include a fitness studio with 13 Pilates exercise machines, small retail area for customers to purchase exercise clothing and accessories, self-contained cold therapy machine. Provide occupant load calculations for exercise and mercantile uses (CBC Table 1004.5). Multiply occupant load factors by gross floor areas for each use without deduction of common use areas like flexible use room, hallway, storage and restroom. 2. Determine if 2 exits will be required (CBC Table 1006.2.1). If so, exits will be required to be separated by 1/3 of the maximum diagonal dimension for the TI space. 3. Specify the slope of the walking surface leading to the elevation of the retail area. If the slope does not exceed 5%, a disabled accessible ramp will not be required. If it does exceed 5% and does not exceed 8.33%, a plan and details for the ramp will be required showing compliance with requirements in CBC 11B-405. 4. The existing disabled accessible features referenced in item 4 shall be shown and identified on the site plan. 6. The features identified according to item 5 shall be field verified for compliance with the requirements in the code sections which govern their design and construction. Features found to be noncompliant shall be brought into compliance until the cost for upgrading those features reaches 20% of the construction valuation of the TI. 7. The existing restroom is on the accessible path of travel (CBC 11B-202.4 Item 2). It shall be brought into compliance with the requirements in CBC 11B-603, 604 and 606 unless the required investment of 20% of the construction valuation is invested in the improvement of site accessible features. 8. Provide a disabled accessible changing room according to CBC 11B-222.1. A fabric cover for the opening will only be approved if disabled accessible hardware according to CBC 11B-404.2.7. 9. Include a section through the entrance door to the retail area showing a threshold that complies with the requirements in CBC 11B-404.2.5. 10.
