Please be advised that after reviewing the subject application, your submittal has been
deemed incomplete and further information is required before we are able to proceed
with the application process.
The following documentation is required to complete the application:
1. Public Noticing Requirements:
a. Public Noticing Microsoft Excel document.
2. SB330 Demo Compliance Form
3. Preliminary Construction Pollution Prevention Plan (CPPP)(Section 21.35.030).
4. Water Quality and Hydrology Plan (WQMP)(Section 21.35.050).
5. Plans:
a. Revise the front and rear setback areas to be “front” for both.
b. Identify on the floor plans the proposed open volume to ensure the required
15% of buildable area open volume is provided. (Revise the breakdown to
include and remain consistent).
c. For covered patios guardrails should be 40% open/transparent, include a
note on the plans stating that the proposed guardrail will be a minimum of
40% open/transparent.
d. Provide a Topographic Survey (stamped and signed by a licensed surveyor)
to establish slope and average grade.
e. Provide a ridge call out demonstrating height from established grade.
f. Provide the slope of the lot. The slope of a lot shall be determined using a
four-sided polygon that most closely approximates the actual footprint of the
proposed structure. The area of the four-sided polygon shall not be smaller
than the footprint of the proposed structure and shall be located entirely

within the buildable area of the lot (Refer to the plan check corrections sheet
comments 64 and 65 for more information on the slope of the lot).
g. Floor area calculation should be revised to include exact calculations on all
exhibits. Please ensure the square footages identified on all floor area
calculation exhibits be to the decimal. Update all square footage counts
throughout the plan set to ensure consistency.
h. Include landscape square footage calculation on the title sheet, if none, state
no landscape square footage. For your information, we will need to see a
planting plan during plan check.
i. Please verify if the grade is being raised in the front setback area (waterfront),
if so please ensure that the proposed deck, and guardrails do not exceed 42”
in height from existing grade.
Please refer to the attached preliminary plan check corrections sheet and redlined plans
for further comments and necessary revisions.
Notice: Waiver of Future Protection (Section 21.30.15.E.5)
As a condition of approval of new development, an agreement in favor of the City is
necessary waiving any potential right to future protection to address situations in the
future in which development is threatened with damage or destruction from waves,
erosion, storm conditions, landslides, seismic activity, bluff retreat, sea level rise, or other
natural hazards.
Please be advised that review by the Public Works Department is pending. Additional
comments from their review may follow.
