RE: 303 & 305 Fernleaf Avenue - Coastal Development Permit Application
To The City Of Newport Beach Planning Department :
Enclosed is the application and all appropriate requirements for the Coastal Development Permit for the
projects located at 303 and 305 Fernleaf Ave.
PROJECT DESCRIPTION:
1.The basic scope of the project is the demolition of the existing structures located at 303 and 305
Fernleaf (APN 052-021-08) and replacing the building with two new residential structures. The existing
structures consist of 5 units across the two lots. The lots will revert back to two separate lots with 303
containing two units plus one ADU and 305 containing two units for a total of five units.
2.The existing sidewalk and alley paving within the alley easement will remain. All other landscape and
hardscape elements around the existing structure will be replaced with new hardscape to complement
the new structure.
3.303 Fernleaft: The gross square footage of the new structure is 3950 sf. This is 50 sf below the
allowable gross square footage of 4000 sf. The total buildable area of the lot is 2400 sf.
305 Fernleaf: The gross square footage of the new structure is 3947 sf. This is 53 sf below the
allowable gross square footage of 4000 sf. The total buildable area of the lot is 2400 sf.
4.The new structure at 303 Fernleaf consists of two units, Unit A is 2298 gross square feet inclusive of an
ADU (237 sf) and Unit B is 1652 gross square feet. Each unit has one garage parking space and one
covered parking space accessed from the alley. No parking is required for the ADU as the lot is within
.5 miles of two bus stops. Unit A is a 3- story structure oriented to Fernleaf Ave. with the main living
space and front entry opening onto a patio facing the street. A courtyard toward the center of the unit
brings additional light and air into the middle of the unit. All the bedrooms are on the second floor and
a small hall and powder bath on the third floor gives access to the third floor roof deck. The ADU is
situated behind Unit A with a separate entrance adjacent to the back entry of Unit A and the Unit A
garage. Unit B is situated primarily on the second and third levels behind Unit A (toward the alley). The

ground level entrance is on the opposite side of the lot from the Unit A and ADU entrances. The main
living space and one bedroom suite are on the second level with a covered balcony opening to the
alley side. The third floor contains the second bedroom suite and a power bath, as well as access to the
third floor roof deck.
5.The new structure at 305 Fernleaf consists of two units, Unit A is 2297 gross square feet and Unit B is
1651 gross square feet. Each unit has one garage parking space and one covered parking space
accessed from the alley. Unit A is a 3- story structure oriented to Fernleaf Ave. with the main living
space and front entry opening onto a patio facing the street. The courtyard toward the center of the
unit brings additional light and air into the middle of the unit. There is one bedroom suite on the
ground level and the remaining three bedrooms are on the second floor. A small hall and powder bath
on the third floor gives access to the third floor roof deck. Unit B is situated primarily on the second
and third levels behind Unit A (toward the alley). The ground level entrance is on the opposite side of
the lot from the Unit A entrance. The main living space and one bedroom suite are on the second level
with a covered balcony opening to the alley side. The third floor contains the second bedroom suite
and a power bath, as well as access to the third floor roof deck.
6.The total building height of both buildings is 32’-10” as measured from the established grade. Please
see calculations on A000 Architectural Site Plan.
7.Three new planters will be constructed at the Fernleaf side of each property as a buffer between the
sidewalk and Unit A patios. The overall square footage of the new landscaped area is 110 sf for 303
Fernleaf and 118 sf for 305 Fernleaf.
8.The estimated cut and fill of the proposal are as follows:
•303 Fernleaf: CUT - 20CY, FILL - 10CY
•305 Fernleaf: CUT - 20CY, FILL - 10CY

A sets of plans Plans, Water Quality Management Plan, and Housing Crisis Act Demolition Compliance for each
lot describing the project in detail have been submitted along with this cover letter for your review and
approval.
