Please be advised that after reviewing the subject application, your submittal has been
deemed incomplete and further information is required before we are able to proceed
with the application process.
The following documentation is required to complete the application:
1. Public Hearing Requirementsper thefollowing application requirementsfor a Coastal
Development Permit

2. Plans. Provide the following corrections on the plans then resubmit electronically one
complete pdf for review.
a. Please provide a topographic survey, grading plan and erosion control plan. We
do not need the electrical sheets that were included in the plan at this time.
b. The updated separation sheet looks good but please updated all sheets to reflect
the change such as the sections and anywhere else it is shown, update to match.
c. Label elevations of all guardrails, flat elements, stair rails and all accessory
structures on the roof.
d. Dimension setbacks and label property lines on exterior elevations.
e. It appears there is no new or changed landscaping, if this is true then just label
zero change on cover sheet. If there are plantings just include one simple sheet
with plant information.
f. On third floor plan label the entire line of the roof/covered deck more clearly to
show stepback.
g. Provide a complete roof plan. Also show the information and stepbacks from f. on
the roof plan. Dimension eaves to property lines.
h. Label second floor encroachment information on site plan, floor plans and exterior
elevations to show compliance with all of the following which is the exception in
the Code that allows the encroachment:

Second Stories Abutting Alleys. In residential districts having alleys to the rear of the lot
or development site, a second story may be allowed to encroach into the required setback
area subject to the following conditions and exclusions:
a. Encroachments shall not extend closer than seven and one-half feet to the
center of any alley;
b. Encroachments shall not extend closer than two and one-half feet to the rear
property line;
c. That portion of the building that encroaches into the required rear setback area
shall have a minimum ground clearance of eight feet;
d. No encroachment shall be allowed on lots having a depth exceeding eighty-five
(85) feet; and
e. No encroachment shall be allowed on corner lots located at the intersection of
two ten (10) foot wide alleys.
Upon verification of completion, the application will be processed and scheduled for a
Zoning Administrator Hearing. Should you have any questions regarding submittal
