Please be advised that after reviewing the subject application, your submittal has been
deemed incomplete and further information is required before we are able to proceed
with the application process.
The following documentation is required to complete the application:
1. Add a new sheet that includes a sign summary/matrix.
2. On the site plan, provide dimensions from the freestanding monument sign to the
property line, street and driveway to ensure compliance with the minimum
requirement. The Minimum required distance from freestanding signs to the property
line/street is 5' and 10' to edge of driveway. (NBMC 20.42.080(c)(4). Please also
revise the site plan to ensure the sign call outs are pointing to the pillars located
outside the line of sight triangle. If the pillars are located within the line of sight
triangle, please revise the location so that they fall outside of the line of sign triangle.
3. Clean up the site plan and remove the notes, revisions, and any other items not
related to the sign program. Please ensure the property lines are clearly illustrated
along with the location of signs and building footprint. Remove all other notes and
declutter the site plan.
4. Include any address signs being proposed as part of the development. Add the
address signs to the matrix, site plan, and provide details on sign size and illumination
(similar format to the other sign detail sheets).

5. Landscaping with automatic irrigation is required to be provided at the base of the
supporting structure of freestanding signs equal to twice the area of one face of the
sign or seventy-five (75) square feet, whichever is greater (NBMC 20.42.080(c) (10).
Include details within the sign program on how the landscaping requirement is being
met.
6. Please update the comprehensive sign program matrix worksheet to reflect any
changes made to the sign program.
7. Please refer to the attached redlined sign program plans for additional comments
and necessary revisions.
Please refer to the attached PRRs for comments from the Building Division, Fire
Department, and Public Works Department.
Upon verification of completion, the application will be processed. Should you have any
