HomeMy WebLinkAboutPA2023-0144_20230810_CUP proposalSol Mexican Cocina - Newport Beach: CUP proposal FM Restaurants Signature OpCo, LLC, the Tenant and operator of the Sol Mexican Cocina restaurant located at 251 E Coast Hwy, currently utilizes an outdoor patio (approximately 870 square feet with 40 seats) on a freestanding deck in the parking lot of the parcel dating back to 2020. This usage is allowed via a Limited Term Permit (PA2021-196) and Coastal Development Permit stemming from COVID era rules and occupies seven (7) parking spaces. We propose making this outdoor patio permanent through a CUP. This outdoor dining area has proven popular with guests and we feel that it contributes positively to the community by allowing us to serve more guests due to the increased seating capacity, which increases customer satisfaction through reduced wait times and favorable views of the marina. Operationally there would be no changes and would mirror the current operating conditions (hours of operation, use, etc.). We do not anticipate having to make any modifications to the existing set up if the proposed CUP is approved. We understand that there are concerns regarding the availability of parking as the neighboring parcel, which is currently a parking lot, was entitled for a new restaurant several years ago and that changes to city rules may affect the required number of spaces available for our use.
