Re: 2150 West Coast Highway Project - Tentative Map Extension
To Whom It May Concern:
This firm represents the owner and applicant for the 2510 West Coast Highway project
(PAs 2022-101 and 2019-249), as approved by the City. The applicant is working diligently
toward implementation of the project, securing a building permit for demolition of the on-site
structures, as contemplated by the project, and completing demolition. Thus, the applicant has
commenced the project and exercised the project permit approvals, including the CDP, Site
Development Review, Use Permit, and Affordable Housing Plan.
The applicant is still working to prepare the final map necessary to implement the
approved Tentative Parcel Map (“TPM”). Through this letter, the applicant requests a one (1)
year extension of the TPM to continue to prepare the required final map for submittal to the City
Engineer. With this request, consistent with the Subdivision Map Act and Newport Beach
Municipal Code, the TPM is automatically extended for sixty (60) days or until the application
for the extension is approved, conditionally approved, or denied, whichever occurs first.
