Existing 2-story, 1,948 SF, single family home in Coastal Zone on Balboa Island facing waterway.
Home has an existing carport that is being proposed to be torn down and a legitimate 449 SF 2-car garage to
be built in the same location. At the 2nd floor we are proposing a 319 SF addition to the home as an
office/additional bedroom. There will also be 215 SF of 2nd floor deck area. From the 2nd floor deck will be
stairs to a 3rd floor deck area.
The exterior design is in keeping with the existing architecture. The design is compatible in scope and scale
with other homes along the street/waterway.
