A Coastal Development Permit request to demolish and rebuild an existing attached garage and
construct a new 780 square foot attached ADU. The project also includes the demolition of 28 square
feet from the existing 3,176 square foot two-story single-family residence for a proposed total of 3,148
square feet. The reduction is intended to create sufficient space for the garage to include a third parking
spot for the new ADU.

Notes:
1. House is in AE flood zone. Existing structure: Substantial
improvement projects must illustrate how the entire structure
complies with flood mitigation requirements. Substantial
improvement is when the cost of improvements meets or exceed
50% of the depreciated market value of the existing structure. The
entire structure (existing and new) must be elevated to a the top of
slab at one foot above the Base Flood Elevation. ASCE 24 and
Building Code Policy NBMC 15.50.
2. Structural foundation shall comply with liquefaction mitigation.
3. Provide sink inside toilet facility per CPC2022 definition.
4. Provide 1hr fire and 50 stc sound separation between dwelling
units.
5. Drainage plan is required at the addition area.
6. Provide exterior wall protection per Table R302.1 of CRC 2022.
