1. CONTRACTOR SHALL VERIFY ALL DIMENSIONS AND CONDITIONS PRIOR TO ANY WORK AND SHALL NOTIFY
THE DESIGNER OF ANY DISCREPANCY. CONTRACTOR SHALL BE RESPONSIBLE FOR ALL REPAIRS REQUIRED
DUE TO HIS FAILURE TO DO SO.
2. CONTRACTOR SHALL BE RESPONSIBLE FOR OBTAINING, COORDINATING, AND SCHEDULING OF ALL
INSPECTIONS AND TESTS INDICATED ON THE PLANS AND SPECIFICATIONS RECOMMENDED BY THE SOILS
REPORT AND/OR REQUIRED BY ANY GOVERNMENTAL AGENCY.
3. CONTRACTOR SHALL VERIFY THE SIZE AND LOCATION OF ALL UTILITY LINES AND STUBS TO THE BUILDING (S)
AS MAY BE INDICATED ON THE PLANS.
4. CONTRACTOR SHALL BE REQUIRED TO BRING ALL UTILITY LINES (WATER, SEWER (S), GAS, AND
ELECTRICAL), TO WITHIN 5'-0" OF THE BUILDING TO TERMINATION POINTS AS INDICATED ON THE PLANS READY
FOR CONNECTION.
6. BUILDING PADS CONSTRUCTED PER SOILS ENGINEERS SPECIFICATIONS ARE ASSUMED TO BE AT + 0.10 FT.
OF THE ELEVATIONS SHOWN ON THE PLANS. CONTRACTOR SHALL NOTIFY DESIGNER OF ANY DISCREPANCIES
UPON VERIFICATION.
7. PAVING SHALL BE ACCOMPLISHED ACCORDING TO THE SITE PAVING SPECIFICATIONS AND THE SOILS
REPORT AND SHALL BE OF THE SAME SECTION AND DRAINAGE SCHEME AS ADJACENT PAVED AREAS. THE
BUILDING CONTRACTOR SHALL BE RESPONSIBLE FOR THE A.C OR CONCRETE PAVING, ON AND OFF SITE. IF
THE EXISTING PAVING FALLS SHORT OF THE BUILDING LINE, OR IF A PORTION OR SECTION OF THE EXISTING
PAVING NEEDS TO BE REMOVED FOR CONSTRUCTION PURPOSE, THE BUILDING CONTRACTOR SHALL, AT THE
APPROPRIATE TIME, REPLACE THE A.C. PAVING TO THE BUILDING LINE. THICKNESS OF THE A.C. PAVING BASE
MATERIAL AND ALL OTHER ASPECTS SHALL MATCH EXISTING OTHER ASSOCIATED PERMANENT
IMPROVEMENTS SUCH AS CONCRETE CURBS, WHEELSTOPS, PLANTING AND IRRIGATION OF DISTURBED OR
DAMAGE DURING THE CONSTRUCTION PROCESS SHALL LIKEWISE BE REPLACED AND RESTORED INCLUDING
PAVEMENT STRIPING. PER APWA STANDARD PLANS AND CITY STANDARDS.
8. THE CONTRACTOR WILL PROVIDE THE OWNER WITH A LETTER OF CERTIFICATION PREPARED IMMEDIATELY
AFTER FOOTINGS ARE PLACED, TO CONFIRM THAT THE LOCATION OF FOOTINGS COMPLY WITH THE APPROVED
SITE DRAWINGS. THIS SHALL BE DONE BY THE SITE CIVIL ENGINEER AT THE CONTRACTORS EXPENSE. ANY
DISCREPANCIES FROM THE APPROVED BUILDING LOCATION WILL BE REMOVED AT THE CONTRACTORS
EXPENSE.
9. GENERAL CONTRACTOR SHALL NOTIFY THE DESIGNER & THE OWNER OF THE ANTICIPATED POURING OF
THE SLAB ONE WEEK IN ADVANCE.
10. ALL REVISIONS TO THE DRAWINGS MUST PROCEED THROUGH NORMAL CHANNELS.
11. THE ENERGY CONSERVATION STANDARDS HAVE BEEN REVIEWED AND THE DESIGN OF THE BUILDING(S)
COMPLIES WITH THE STANDARDS.
12. AT THE TIME OF THE FINAL BUILDING DEPARTMENT INSPECTION, THE CONTRACTOR SHALL GIVE THE
BUILDING OFFICIAL A CERTIFICATE OF INSULATION COMPLIANCE WITH THE ENERGY CONSERVATION
STANDARDS.
13. ALL WOOD TRIM SHALL BE BACK- PRIMED WITH A MINIMUM ONE (1) COAT PAINT PRIOR TO INSTALLATION.
14. NO ADDITIONAL ROOF OPENINGS OR ROOF MOUNTED EQUIPMENT ARE ALLOWED BEYOND THAT WHICH IS
SHOWN ON THESE PLANS WITHOUT WRITTEN CONSENT OF THE AND HIS STRUCTURAL ENGINEER.
15. CONTRACTOR SHALL PROVIDE PUBLIC PROTECTION AS NECESSARY PER CITY AND LOCAL CODE
REQUIREMENTS, SECTION 3306, CBC.
16. ALL MATERIALS AND WORK SHALL CONFORM TO LATEST GOVERNING BUILDING CODES AND REGULATIONS.
17. COVER ALL CONCRETE SLAB SURFACES WITH CURING PAPER BEFORE STARTING ADJACENT CONCRETE
SLABS. CONCRETE CONTRACTOR SHALL BE RESPONSIBLE FOR SPLASHING OF FRESH CONCRETE SEE
SPECIFICATIONS.
18. ALL WALL FRAMING SHALL BE 2 X 4 WOOD STUDS AT 16" O.C. UNLESS OTHERWISE NOTED. 2X6 WOOD
STUDS SHALL BE USED FOR WALLS RECEIVING HEAVY PLUMBING, ELECTRICAL PANELS, OR CONCEALING PIPE
COLUMNS. ALL STUDS OVER 14"-0" HEIGHT SHALL BE 2 X 6. SEE STRUCTURAL.
19. ALL REVISIONS TO THE DRAWINGS MUST PROCEED THROUGH NORMAL CHANNELS.
20. THE POWER SOURCE FOR SMOKE DETECTORS SHALL BE AS FOLLOWS:

OMITTED WHEN A STUD IS INSTALLED TO SUPPORT THE OUTSIDE
EDGE OF THE SIDE FLASHING.
2. BOTTOM (SILL) FLASHING - APPLY THE FIRST STRIP OF FLASHING
(B) HORIZONTAL, TIGHT TO THE BOTTOM OF THE WINDOW OPENING.
EXTEND FLASHING GREATER THAN 12" PAST THE SIDES OF THE
OPENING AND ATTACH TO THE NEXT AVAILABLE STUD. FASTEN ONLY
THE TOP EDGE SO THAT SUBSEQUENT LAYERS OF BUILDING PAPER
MAY BE LAPPED UNDER (SHINGLED).
3. INSTALL SELF ADHERING SHEET FLASHING (C) CONTINUOUS INTO
THE FULL DEPTH OF THE FRAMED OPENING ALONG THE SILL AND UP
THE JAMBS 6" MINIMUM.
4. INSTALL THE TWO SIDE (JAMB) FLASHING STRIPS (D) VERTICAL,
TIGHT TO THE SIDES OF THE WINDOW OPENING. EXTEND FLASHING
ABOVE THE TOP AND BELOW THE BOTTOM OF THE OPENING FOR A
DISTANCE EQUAL TO AT LEAST THE WIDTH OF THE FLASHING STRIP.
THE BOTTOMS OF THE VERTICAL SIDE STRIPS SHOULD LAP OVER THE
BOTTOM HORIZONTAL STRIP AND SHOULD NOT BE NAILED SO THAT
SUBSEQUENT LAYERS OF BUILDING PAPER MAY BE LAPPED UNDER
(SHINGLED).
5. INSTALL THE WINDOW BY FIRMLY PRESSING THE NAIL FLANGE
ONTO A CONTINUOUS, FULL CONTACT BED OF SEALANT (E)
EXTENDING AROUND ALL FOUR SIDES OF THE WINDOW FLANGE. THE
SEALANT BEAD (APPROX. 3/8" DIA.) SHOULD BE APPLIED TO THE BACK
SIDE OF THE NAILING FLANGE PRIOR TO MOUNTING THE WINDOW
UNIT. PLACE THE SEALANT IN LINE WITH PRE-PUNCHED HOLES AND
SLOTS. THE WINDOW SHOULD THEN BE TRUED AND LEVELED. NAIL
INTO PLACE PER MFR. INSTRUCTIONS.
6. INSTALL THE TOP (HEAD) FLASHING TO LAP OVER THE TOP
NAILING FLANGE. PRESS THE BOTTOM EDGE OF THE FLASHING STRIP
INTO A CONTINUOUS, FULL CONTACT BED OF SEALANT (F) ON THE
OUTSIDE FACE OF THE NAILING FLANGE. PLACE THE SEALANT IN LINE
WITH PRE-PUNCHED HOLES AND SLOTS. EXTEND THE ENDS OF THE
TOP FLASHING STRIP SO THAT IT AT LEAST OVERLAPS THE OUTER
EDGES OF THE SIDE FLASHING STRIPS.
7. STARTING AT THE BOTTOM OF THE WALL, INSTALL THE
WATERPROOF BUILDING PAPER IN "SHINGLE" FASHION UP THE WALL.
THE LAYER WHICH FALLS AT THE BOTTOM OF THE WINDOW OPENING
SHOULD BE LAPPED UNDER THE BOTTOM FLASHING. SUCCESSIVE
LAYERS OF BUILDING PAPER SHOULD LAP OVER THE SIDE NAILING
FLANGES.
1. PENETRATING ITEM (BOLTS, BRACKET, BASE PLATES, ETC.) INSTALLED OVER SELF-SEALING, SELF-
HEALING, ADHESIVE-BACKED RUBBERIZED ASPHALTIC WALL FLASHING (BITUTHANE, PERM-A-BARRIER).
2. WHEN ADHERING THE MEMBRANE TO SUBSTRATE, DO NOT REMOVE THE ADHESIVE RELEASE SHEET
FROM THE BOTTOM 3" OF THE SHEET SO THAT IT CAN BE LAPPED OVER BLDG. PAPER.
3. PLACE BLDG. PAPER UNDER THE BOTTOM 3" FLAP. REMOVE THE REMAINING RELEASE SHEET FROM
THE FLASHING SHEET AND ADHERE TO THE BLDG. PAPER.
4. PLACE THE SIDE SHEETS OF BLDG. PAPER TO WITHIN ±1" OF THE PENETRATING ITEM. SHINGLE
OVER THE BOTTOM FLASHING / BLDG. PAPER JOINT.
5. PLACE THE TOP SHEET OF BLDG. PAPER TO WITHIN ±1" OF THE PENETRATING ITEM. SHINGLE OVER
THE PREVIOUS LAYERS OF BLDG. PAPER. ENTIRE ASSEMBLY SHOULD BE SHINGLED INTO THE OVERALL
BLDG. PAPER SKIN OF THE BUILDING.
