LEGAL DESCRIPTION Lot 26, Block 29, Lake Tract
On January 25, 2021 Zoning Clearance No. ZC2021-002 was approved authorizing the
conversion of a non habitable portion of an existing multi-family residence into a 225-sqaure-
foot accessory dwelling unit.
This approval is based on the following standards.
By:
1. The project is for an Accessory Dwelling Unit
2. The project is located in the R-2 zoning district and is a permitted use.
3. There is an existing multi-unit development on the lot.
4 . The project is classified as the conversion of non-livable area of a multi-unit
development
5. The project complies with all conditions and applicable development standards of
Section 20.48.200 (Accessory Dwelling Units).
6. The project is located in the coastal zone, and Categorical Exclusion Order No.
CEO2020057 was issued for the project and is effective on January 25, 2021.
7. A deed restriction will be recorded prior to the issuance of a building permit related
to occupancy restrictions (if applicable), prohibition on the separate conveyance, and
restrictions on short-term rentals.
8. Staff finds this action is statutorily exempt from CEQA pursuant to Section 15268
(Ministerial Projects) of the CEQA guidelines and Section 21080(b)(1) of the Public
Resources Code.
9. No fair share fee or San Joaquin Hills Traffic Corridor fee is required for the project.
