APPLICANT: Craig S. Hampton, Inc. LOCATION: 1973 Port Cardigan Place LEGAL DESCRIPTION Lot 69, Tract 7027 On December 1, 2020, Zoning Clearance No. ZC2020-017 was approved authorizing the
development of a new 430-square-foot detached Accessory Dwelling Unit (ADU). This approval is based on the following standards. 1. The project is classified as the construction of a new detached, one-story, ADU in
relation to an existing single-unit dwelling. 2. The project is located in the Harbor View Hills Planned Community (PC3), in which residential uses are permitted. 3. There is an existing single-family development on the lot. 4. The project complies with all conditions and applicable development standards of
Section 20.48.200 (Accessory Dwelling Units).
5. The project is not located in the coastal zone. 6. Staff finds this action is statutorily exempt from CEQA pursuant to Section 15268 (Ministerial Projects) of the CEQA guidelines and Section 21080(b)(1) of the Public Resources Code; and
7. A deed restriction will be recorded prior to the issuance of a building permit related
to occupancy restrictions, prohibition on the separate conveyance, and restrictions on short-term rentals.
