ZC2021-039 APPLICANT: James and Cindy Helfrich LOCATION: 14 Beacon Bay LEGAL DESCRIPTION Lot 14 of Record of Survey 2010-1095 On December 7, 2021, Zoning Clearance No. ZC2021-039 was approved authorizing the conversion of an existing portion of an existing single-family residence into a 320-square- foot junior accessory dwelling unit. This approval is based on the following standards. 1. The project is for a Junior Accessory Dwelling Unit 2. The project is located in the R-2 (Two-Unit Residential) zoning district and is a permitted use. 3. There is an existing single-unit dwelling/multi-unit development on the lot. 4. The project is classified as the conversion of single-unit dwelling or accessory structure 5. The project complies with all conditions and applicable development standards of Section 20.48.200 (Accessory Dwelling Units). 6. The project is located in the coastal zone, but exempt for the following reason: the JADU Conversion is repurposed from existing area within a single-unit dwelling where there is no increase in floor area 7. A deed restriction will be recorded prior to the issuance of a building permit related to occupancy restrictions (if applicable), prohibition on the separate conveyance, and restrictions on short-term rentals.
