Please be advised that after reviewing the subject application, your submittal has been
deemed incomplete and further information is required before we are able to proceed
with the application process.
The following documentation is required to complete the application:
1. Patio Size: On an ongoing basis, the size of patio areas should be modified to a size
that is appropriate and supportable based on the parking available. Consider
reducing the size of the patio area to 550 square feet maximum (approximately four
parking spaces), understanding that the patio area will likely require an additional
CUP parking waiver of the parking requirement. Please let me know if you’d like to
schedule a meeting to discuss this feedback further.
2. Project Plans: Please submit five sets of 11-inch by 17-inch plans with the following
updates:
a. Please dimension the proposed dining areas to verify the proposed square
footage. Denote the existing dining areas approved by the existing use permit
and denote the proposed dining areas under this application.
b. Provide updated square footage calculations showing the area of the existing
dining areas, proposed outdoor dining areas, and the new total proposed net
public area.
c. Show the location of appropriate signage and substantial barriers to be
provided between dining patrons and areas accessible to vehicles (parking
areas and drive aisles). Denote the type of proposed substantial barriers (i.e.
k-rails, water-filled barriers, etc.)
d. Show the location of the proposed canopy/tent within the revised dining area.
And please review the attached Building Division review notes regarding the
canopy/tent.

e. Please review the attached Code Enforcement review notes regarding the
current valet service. Needs to be removed.
3. Project Description: Update your written narrative and project description so it is
specific to your current request.
4. Electronic copies: Please submit all updated materials in electronic format via email
as well.
Please note, department reviews and feedback are attached to this letter. Please be sure to
review and incorporate this feedback into the updated project plans.

in greater detail. Upon verification of completion, the application will be processed and
