SUBJECT: Trip Rates and Credits for Campus Square
A proposal has been received to convert a tenant space formally occupied by EST to a
chiropractic office (medical). The Public Works Director has determined that it is appropriate to
grant a credit for the previously existing use. In order to grant an appropriate credit, it is
necessary to determine a daily trip rate for the EST occupancy.
The Use Permit file for the EST operation includes information regarding building occupancy
during hours of operation. The average weekday occupancy was 211 persons. An AVR factor of
1.5 would translate to a vehicle occupancy of 140.5, or 281 trips per day (2 trips per vehicle). A
calculated trip rate for the 5,300 sq.ft. is 53 trips per 1,000 sq. ft.
The calculated trip rate for the previous use exceeds 45 ADT for medical office, therefore, no
additional fair share fees would be required for this development.
