If, at a later date, this information is found to be incorrect or the plans revised, this decision will become invalid; and, any development occurring must cease until a coastal development permit is obtained or any discrepancy is resolved in writing. WAIVER #f b-97-311 APPLICANT: City of Newport Beach (Public Works) LOCATION: PROPOSED DEVELOPMENT: Demolish a 320 square foot, one-story, wood shed used as offices for City of Newport Beach oil field operations, and construct a replacement 360 square foot, ten foot high, one-story,•concrete masonry block building. RATIONALE: The subject site is located inland of Coast Highway (State Route One) more than 300 feet from the beach. The proposed development does not involve actual oil production facilities and thus is not handled by the Commission's Energy Division. The proposed development would not result in an intensification of use of the site, since the parking demand would not increase based on the Commission's regularly used standard of one space per 250 square feet of gross floor area for office use. The proposed development would not result in significant adverse impacts on public access, public recreation, nor coastal resources, and would be consistent with the City's certified land use plan, past Commission actions in the area, and the Chapter 3 policies of the Coastal Act. This waiver will not become effective until reported to the Commission at their November 4-7. 1997 , meeting and the site of the proposed development has been appropriately noticed, pursuant to 13054(b) of the Administrative Code. The enclosed Notice Card shall remain posted at the site until the waiver has been validated and no less than seven days prior to the Commission hearing:' If four (4) Commissioners object to this waiver of permit requirements, a coastal development permit will buired.
