After a comprehensive review of many related factors, this decision has been affirmed. Avail- able parking and room size were major points in this determination. It is my understanding that they intend to lease one floor, and I don't know which, of the two-story building on the west side of 32nd Street, directly across from what used to be the Police Facility. They are not required to have any -parking in addition to that which.is presently on the site - four spaces. However, they are looking for additional parking to satisfy their own require- ments. There is no zoning regulation which would prohibit their leasing the additional spaces from the City. The only question is whether the City would have those spaces available for their use for a period of fourteen and one-half hours per day. It seems to me that the most appropriate spaces for'casual visitors would be those metered spaces in front of City Hall. There are unmetered on -street parking spaces down 32nd Street which their employees could occupy on a first come -first served basis along with everybody el -se. The number of spaces they ask for is above that normally required for office usage. They have been informed that any regular class usage will require a use permit, and perhaps that should be re- emphasized in any further conversations. Luskin, President As discussed this morning, Coastline Community College is exploring the feasibility of leasing all or portions of the building located at 430 32nd Street, Newport Beach, California. (714)963-0811 M Your staff' members have been most helpful in providing information and direction relative to usage, signing, and parking. The building lease would include four (4) on -site spaces. With the assistance of your staff, we have become aware of a number of parking lots, both public and private, which might provide us some reserved parking via a formal agreement. Clearly, city parking facilities directly across the street from the subject building would be most appropriate. I would very much appreciate your researching of available spaces and related factors. Hopefully, a proposed agreement could be discussed with you for consideration by the City Council at their next meeting on 14 February. Ideally, we would like reserved permit parking totaling 18 spaces. Of course, we would be receptive to a lesser number. Our anticipated hours of usage would be from approximately 7:30 a.m. to 10:00 p.m. Also, if we are able to deal with the logistics and occupy this prop- erty, I feel that there would be many possibilities for reciprocity with the city of Newport Beach.
