The additional parking spaces, directly across the City Alley, will accommodate approximately 50 cars. Total parking for the Building, including the requested additional space,will be 32.0 automobiles. Total required parking, including 78 required parking spaces for Newport Balboa Savings and Loan Association, will be approximately 304 spaces. Stewart, agent of the owners of the Balboa Inn, which is self explanatory. The Planning Commission, at an adjourned meeting on April 5, 1962, took the following action in regard to Mr. Stewart's request, "We recommend to the City Council, waiver of a maximum of 105 spaces of off-street parking required by the Z factor for the total hotel and related commercial facili- ties, exclusive bf the existing non -conforming restaurant, ,to be located on applicant's property, subject to the condition that these required parking spaces be provided on the nearby municipal parking lot in accordance with an agreement to be worked out with the City Council." Under the former C-1 zoning, the;ekisting restaurant and retAil,shops were not required to provide off-street parking. We asked for and obtained a zone change to apply the Z factor for the purpose of obtain- ing a waiver of the off-street parking for hotel use. We did not desire to impose upon the restaurant and retail shops any greater parking requir went than formerly existed and are'not able to provide off-street paring on subject property. We also applied for and obtained a zone change from R-1 to Unclassified on the 135 x 55' lot in Block D for the purpose of constructing swim - going pools, restrooms, snack bar and small retail stores. Likewise, we are requesting a waiver of the off-street parking requirement, if any, in connection with the uses on.this property.' Stewart Agent of the Owners WSS:le r 0 Planning Commission City of Newport Beach Newport Beach, California Subject: Dear Madam and Gentlemen: January 15, 1962 Waiver of Off -Street Parking We hereby petition the Planning Commission to recommend to the City Council for approval a waiver of the off-street parking normally required for the hotel to be built on lots 1 and 2 and lots 9 through 16, Block 10, Balboa Tract, as provided in Zoning Ordinance Section 9104.31 (c) (1), because the Balboa Municipal Parking Lot is so located as to be useful with the proposed use on the building site. We have obtained for the hotel, a Use Permit No. 798, approved December 7, 1961.
