Subject: Waiver of Off-Stteet Parking
Dear Madam'and Gentlemen:
We hereby petition the Planning Corgmission to recommend to the City
Council for approval a waiver of the off-street parking normally re-
quired by the 'Z" District for those use; which did not require park-
ing under the previous C-1 zoning on Lots 1 and 2 and Lots 9 through
16; Block 10, Balboa,Tract and the 135' x 55' section of Block D.
Under the former C-1 zoning, the;ekisting restaurant and retAil,shops
were not required to provide off-street parking. We asked for and
obtained a zone change to apply the Z factor for the purpose of obtain-
ing a waiver of the off-street parking for hotel use. We did not
desire to impose upon the restaurant and retail shops any greater
parking requir went than formerly existed and are'not able to provide
off-street paring on subject property.
We also applied for and obtained a zone change from R-1 to Unclassified
on the 135 x 55' lot in Block D for the purpose of constructing swim -
going pools, restrooms, snack bar and small retail stores. Likewise,
we are requesting a waiver of the off-street parking requirement, if
any, in connection with the uses on.this property.'
We feel, that the above waivers can be'justified because of the'access-
ability of the:Balboa Municipal Parking Lot which adjoins the subject
properties.
Respectfully yours,
William S. Stewart
