Dear Mr. Evins:
This letter is written in response to our request to
locate a construction trailer and building supplies
temporarily on Hoag Hospital property during the construc-
tion of our Villa Balboa project.
We agree to indemnify and hold Hoag Hospital harmless
from any claims, losses, costs, or expenses which they
might incur as a result of granting Summerhill Development
Company permission to temporarily place a trailer and
storage of construction supplies on Hoag Hospital property
adjacent to our Villa Balboa Lots 9, 10 and 11.
With respect to The Villa Balboa Community Association, I
have attached copies of correspondence from Clara M. Laidlaw,
President of the Board of Directors acknowledging use of the
property for temporary storage.
I have reviewed the request with Jim Hewicker and Bill Ward
of the City of Newport Beach. They have informed me that
the City does not require a Use Permit and that a copy of
the enclosed Association dorrespondence was sufficient
approval. Since a Use Permit is not required there is
no need to involve the Coastal Commission.
Thank you for your help in this matter and we will assume
your approval is granted unless I here further from you.

This letter is in response to Your request as to
the above referneced Association's position regard-
ing Summerhill Development's use of the property on
the bluff which belongs to Hoag Hospital.
You indicated that your company wants to use said
property for the location of a temporary trailer and
the storage of lumber during the construction of the
building on lot 9.
The Association is concerned about view impairment
of exixting residents, security, and the unsightlyness
of such an arranaement if it is allowed to continue for
an unspecified period of time.
The Association requests the following:
1. The location of the above mentioned items
will not impair any views;
2. Summerhill will fence or gate off the
areas of exposure regarding the possible
access of the construction vehicles from
the construction area to the existing
common area.;
3. The arragngement for storage of these items
will terminate on December 31, 1987, unless
further arrangements are made for its
continuance.
If the above items are satisfactory, please notify
the Association in writing of same. Said Notice may

This This letter is a request to allow Summerhill Development
Company'to utilize the two (2) existing sales signs
with flags, as previously used by Newport Development
Co. and located at the Villa Balboa project in Newport
Beach.
One of the two signs is located on the bluff over
looking Pacific Coast Hwy., the other is located on
Superior Avenue approximately as shown on the enclosed
vicinity map. The location and use of these signs
has been reviewed with, and approved by the Villa
Balboa Homeowners Association.
It is our intent to use the signs for advertising
the sale of our residential homes on lots 9, 10 and
11. The sales program will begin immediately and
is expected to continue for a two (2) year period.
Your favorable approved of this request will be greatly
appreciated. i

for preview and sales of our new homes at lot 9 in

Sales operation at this temporary site will begin
Sept. 1, 1987, and will continue to approximately
January 31, 1988, at which time our permanent facilities
with in lot 9 will be available.
The enclosed maps show the proposed location of the
temporary office with the landscaping and parking
that will be provided.
The use and location of this site has been reviewed
with the Villa Balboa Homeowners Association, and
is in conformance with our annexation agreement with
the Association.
By previous correspondence with F. W. Evins, III,
the use of a temporary trailer at the site is acceptable
with Hoag Hospital.

casts, or other expenses which might incur as a result of granting Summerhill
Development Company permission to temporarily locate and operate this sales
office on Hoag Hospital property adjacent to our lots 9, 10 and 11 at
Villa Balboa.
We have processed an administrative request with the City of Newport Beach to
operate this temporary sales office. They have requested that you acknow-
ledge your approval of this arrangement in letter form.
if this arrangement is acceptable to you, would you please sign a copy of
this letter and I will forward it on to the City of Newport Beach for their
files.

Dear Bill,
Thank you for meeting with me yesterday to discuss our
outstanding temporary permits for a sales trailer and
accompanying 17'x 11' advertising sign at Seafaire. These
permits, pulled in 1987, have expired and now require an
extension.
After discussions with the Building Department, they have
recommended obtaining a Planning Department extension under
the original expired permit numbers:

extension of these permits to allow the advertising and sales

the storage of lumber during the construction of the
building on lot 9.
The Association is concerned about view impairment
of exixting residents, security, and the unsightlyness
of such an arranaement if it is allowed to continue for
an unspecified period of time.
The Association requests the following:
1. The location of the above mentioned items
will not impair any views;
2. Summerhill will fence or gate off the
areas of exposure regarding the possible
access of the construction vehicles from
the construction area to the existing
common area;
3. The arragngement for storage of these items
will terminate on December 31, 1987, unless
further arrangements are made for its
continuance.
If the above items are satisfactory, please notify
the Association in writing of same. Said Notice may
be mailed to Clara M. Laidlaw, 920-C West 17th Street,
Santa Ana, CA 92706.

Reference: Temporary Sales Office at Villa Balboa
Dear Mr. Evins,
This letter is written in response to our request to locate and operate a
temporary sales trailer on Hoag Hospital Property. The trailer will be
used for preview and sales of our new homes at lot 9 in Villa Balboa.
Sales operations at this temporary site will begin in early September and
will continue to approximately December 1987, at which time our permanent
facilities within lot 9 will be available.
The trailer will be located on the bluff adjacent to the existing bike
trail, approximately in the same location as was our previously approved
construction trailer. I have attached a map to show the location graphically
for you. '
We agree to identify and hold Hoag Hospital harmless from any claims, losses,
costs, or other expenses which might incur as a result of granting Summerhill
Development Company permission to temporarily locate and operate this sales
office on Hoag Hospital property adjacent to our lots 9, 10 and 11 at
Villa Balboa.
We have processed an administrative request with the,City of Newport Beach to
operate this temporary sales office. They have requested that you acknow-
ledge your approval of this arrangement in letter form.
If this arrangement is acceptable to you, would you please 'sign a copy of
this letter and I will forward it on to the City of Newport Beach for their
files.
